Job Title: Quantity Surveyor / Estimator – Residential & Carpentry (Onsite)

About the Role

We are looking for a skilled and detail-oriented Quantity Surveyor / Estimator to join our team and work directly with Sydney-based clients in the residential construction sector. This role combines cost estimating for residential building projects (new homes, knock-down rebuilds, house-and-land packages) with carpentry estimating for timber and steel framing works. You'll have the opportunity to contribute to high-quality custom homes, light commercial projects, and framing packages, supporting clients who value craftsmanship, precision, and efficient delivery.

Key Responsibilities

· Prepare accurate and detailed cost estimates for residential construction projects, including base homes, upgrades, façade options, site costs, and additional packages.

· Review architectural and structural drawings for timber/steel framing projects across single dwellings, duplexes, renovations, and outdoor structures.

· Generate material take-offs and detailed Bills of Quantities (BOQs) for walls, floors, roofs, fix-out carpentry, decks, pergolas, and partitions.

· Utilize estimating software such as Databuild, Bluebeam Revu, CostX, or similar to produce transparent, itemized quotes.

· Ensure estimates reflect correct materials, labor, equipment, and subcontractor pricing based on project scope and Australian standards.

· Coordinate closely with client-side estimators, sales teams, project managers, and site supervisors to clarify scopes and align deliverables.

· Maintain up-to-date knowledge of market rates, materials, and labor costs.

· Prepare competitive tender packages, including rate breakdowns and scope inclusions/exclusions.

· Support project delivery teams in handovers, variations, and post-award cost adjustments.

· Ensure compliance with company policies, client requirements, and regulatory standards.

Qualifications & Skills

· Bachelor's Degree in Civil Engineering / Licensed Civil Engineer.

· Minimum 5 years of experience in residential construction estimating or quantity surveying (Australian project experience preferred).

· Proficiency in Databuild, Microsoft Excel, and take-off tools such as Bluebeam Revu or CostX.

· Strong understanding of residential construction processes, carpentry/framing methods, and cost drivers.

· Familiarity with Australian building codes, practices, and materials.

· Excellent attention to detail, organizational skills, and ability to work under minimal supervision.

· Strong English communication skills (verbal and written).

· Customer-focused with the ability to explain estimates clearly to clients and stakeholders.
