Duties & Responsibilities

3.1 Equity Accounts

  • Ensure timely collections from customers
  • Ensure the accuracy of monthly aging report from accounting team
  • Process online payments from customers and ensure accurate posting
  • Prepare monthly demand letters and cancellation notices for delinquent accounts
  • Follow up delinquent accounts through text, email, or mail, and negotiate payment plans/arrangements
  • Conduct house-to-house visits quarterly for delinquent accounts that are already move-in
  • Issue Dragonpay online payment links for customers upon request

3.2 PDC Collections

  • Follow up accounts with no postdated checks
  • Create Dragonpay link for delinquent and accounts with no PDCs
  • Receive PDCs from clients and prepare acknowledgement receipts
  • Notify clients with bounced and altered checks
  • Safekeep altered checks

3.3 Documents and Receipts

  • Safekeep all acknowledgement receipts and certificates of full payment
  • Assist clients with requests such as statement of accounts, certificate of full payment, PDCs, and refund for overpayment

3.4 Real Property Tax

  • Conduct house-to-house visits quarterly for unsettled RPT accounts that are already move-in
  • Assist clients with RPT inquiries and payments
  • Coordinate with other departments, especially the Tax Team, to fulfill client requests, including providing copies of receipts and other documents

3.5 Process Improvement

  • Continuously assess and improve processes to enhance efficiency, accuracy, and cost-effectiveness
  • Implement new technologies and streamline workflows

3.6 Special Projects

  • Perform other tasks that may be delegated or assigned by superior from time to time

3.7 Others

  • Coordinate with other departments to gather necessary information and resolve discrepancies
  • Handle move-in processing, including checking equity percentage for PTO release
