Job Summary

The Engineering Supervisor- Electrical shall monitor the daily operation practices, periodic energy audit and study all ways and means for energy and water curtailments without compromising safety and resulting to a decrease in service-level standards set by the Property Management Office. He shall also ensure the normal operation of Building Management System, Fire Detection and Alarm System, Security and CCTV Monitoring System and shall maintain the functionality of building equipment and device.

DOES (Responsibilities)

I. Duties│Function:

Energy and Cost Efficiency

· Evaluates regularly the performance of our electrical systems to include the Power Transformers, MVSG, LVSG and grounding system etc., evaluated new products to include all electrical components, collaboration with AE Design Group/In-house consultant for any need in design and conducting programming programs; applying knowledge of electricity and materials. Confirms system's and components' capabilities by designing testing methods; testing properties.

Perform Scheduled Maintenance

· Electrical maintenance engineers perform scheduled maintenance and preventative repairs on all electrical systems, equipment, and machinery. The Engineering Supervisor- Electrical in this profession also review maintenance schedules and adjust them as necessary to keep systems functioning at peak levels.

Repair Electrical Systems

· Electrical maintenance engineers act quickly to make on-the-spot recommendations on repairs when electrical systems and machinery malfunction.

Troubleshoot Malfunctions

· The electrical maintenance engineer in charge of any electrical system must make inspections and assess potential problems. These professionals also recommend changes or upgrades to electrical systems to increase productivity and functionality.

Supervise Electrical Technicians

· Electrical maintenance engineers are responsible for supervising electrical technicians, which includes hiring and training new technician team members.

Test Electronics

· Electrical maintenance engineers perform regular tests to new and existing electrical systems, equipment, and machinery, to include in the Power Monitoring Systems, Controls and safety appurtenances, both to spot potential problems and to ensure that systems are operating at their highest possible levels of functionality.

Fit-out Support

· The Engineering Supervisor- Electrical is the Lead in all fit-out works covering electrical works in collaboration with the Technical Manager. He is responsible for the design approval, Testing and commissioning of the electrical trade during fit-out.

· Perform daily quick walkthrough inspections for AHU air leaks, fire pumps, leaking pipes, overflowing water tanks and do immediate corrective measures

· Perform common area temperature measurements and coordinate with the Duty Officers and Contractors concerned for immediate corrective actions

· Perform actual gauge and meter reading for power and water consumption, establish the data for regular consumption per square meter and be able to explain the different variances

· Establish a systematic scheme for data collection

· Constantly monitor implemented Electrical projects, procedures and validate effectiveness of operating equipment

· Do research work on energy saving devices and equipment and study on alternate energy or water source

· Conduct random checking to validate Billing Technician's report

· Perform data analysis on the billing report and initiate or instruct Billing Technician to investigate meters that exceeded +/- 10% from previous reading

· Notify tenant through letter if their meter is defective and recommend solutions.

Building Equipment Operation and Maintenance

· Oversee the normal and functionality of building equipment (e.g., cooling tower, chillers, AHU, FCU, exhaust fan, supply fan, generator, CO) and attend to tenants'/clients' complaints and inquiries

· Prepare and review document requested by the tenant as their reference

· Coordinate with the concern contractor the settlement and functionality of equipment/device

· Monitor the materials needed and other concerns of Maintenance and Operator

· Conduct scheduled Preventive Maintenance and regular inspection on operation of device/unit

· Prepare Requisition Request on any materials needed for the normal operation of FDAS/BMS/CCTV

· Conduct inspection on every addition or relocation of devices requested by the client/tenant

· Coordinate with Fit-out Technical Assistant for any additional or relocation of devices/unit for the required document

· Methodically classify the work element for the working condition

Reports Management

· Perform data analysis and submit report and recommendations on a regular basis

Trainings and Seminars

· Regularly attend seminars and trainings to be updated on the latest technology and learn new efficient methods in energy audit

Strategic Planning

· Attend regular Energy Management Project Planning

Change Management

· To understand and adjust to organizational change and transition

Adherence to Company Policy

· To maintain knowledge of company policies and procedures and ensure compliance of all team members

Other Duties

· To perform other duties that may be assigned by the immediate superior from time to time

II. Coordinating Duties│Function:

· Coordinates/Interfaces with (Internal)

· Technical – to facilitate tenant related concerns, fit out and work related on upgrades and maintenance

· Safety – to ensure that safety is implemented based on latest standards

· Purchasing – to ensure that all stocks and materials are available to complete task assigned

· Accounting – to ensure that all billings and PR requirements and submitted

· Tenant Relations – to ensure that all tenant concerns are well attended

· Parking – assist on technical requirements may needed on auxiliary systems

· Housekeeping – ensure that good housekeeping are always observed

· I.T. – to ensure that all auxiliary system are in good running condition

· Higher management – to always observed and cooperate with companies core values, vision and mission.

· Coordinates/Interfaces with (External)

· To be able to submit required documentation and practices needed in ensuring good building equipment operations.

Job Types: Full-time, Permanent

Pay: From Php35,000.00 per month

Ability to commute/relocate:
