About the role
Here in Aura Southprime Developers, Inc., a Property Accountant plays a critical role in managing the financial health of the organization by ensuring accurate property-related financial records, revenue tracking, and expense management. They work closely with property managers, finance teams, and stakeholders to maintain transparency in financial reporting.
What you'll do
- Check the weekly Collection Efficiency of Manila and Provincial projects and schedule a meeting for the same to address billing and collection issues.
- Check the accuracy of the weekly Request For Payments and check the corresponding entry on the check voucher attached.
- Ensure that the Project's weekly cash position is adequate for the current operation.
- Audit the monthly Cash Receipts Book, Cash Disbursements Book, and Basic Financial Statements such as the Balance Sheet, Income Statement, and Statement of Cash Flow.
- Check the accuracy of the Accounts Receivable and Accounts Payable ledger monthly.
- Reconcile the Advances to the Association Account of the developer with the project's Advances from the Developer account.
- Meet with the Project's Property Accountant/Billing and Collection officer, with their home office accounting support, if any, to discuss audit findings and address financial problems or issues.
- Assist in the formulation of the Annual Budget.
- Assist in the preparation of reports needed for and attend the Townhall meeting and any meeting with the board.
- Prepare financial reports needed and requested by the management and board of trustees.
- Ensure that the monthly and yearly BIR deadlines are met.
- Coordinate with the Credit and Collection Department for the list and update of fees collected on behalf of the Condominium and HOA project.
- Coordinate with the Project's auditor for the annual financial statement audit.
What we're looking for
- Graduate with a Bachelor's Degree in Business Administration, Accounting, Finance or any related field.
- With at least three (3) years of related working experience
- Experience in budgeting, forecasting, tax compliance, and audit preparation.
- Detail-oriented with excellent analytical and problem-solving skills.
- Strong organizational and time-management abilities.
- Effective communication skills for collaboration with internal and external stakeholders.
- Ability to multitask and meet deadlines in a fast-paced real estate environment.
- Proficient in the use of MS Office applications
- Willing to start as soon as possible
