EDUCATION AND COMPETENCIES REQUIREMENTS:Registered Electrical, Mechanical, Civil, or Electronics Engineer, preferably with at least two (2) years of related experience in technical functions. Proficiency in using hand tools, small power tools, and test equipment. Ability to work quickly and independently, as well as part of a team, in a fast-paced environment. Ability to prioritize work and work accurately under pressure with frequent interruptions.

DUTIES AND RESPONSIBILITIES:Monitor and document preventive maintenance activities conducted by vendors for building mechanical, electrical, and electronic equipment. Implement property improvement programs and address operational problems or concerns.

Ensure operational reliability of equipment and facilities through regular inspections, preventive maintenance, checks, and troubleshooting. Perform functions in a subordinate capacity to the Building Engineer, including:Supervising technical contractual labor. Monitoring project implementation.

Overseeing the installation of utilities and services. Monitoring and controlling activities of utility service providers such as power, water, and communications. Ensuring vendors and contractors comply with PMO standards during preventive maintenance and tenant works.

Preparing manpower and work schedules for technicians to ensure continuous technical service with minimal disruptions. Documenting maintenance history records of all equipment. Monitoring utilities consumption and implementing water and energy conservation measures, along with fire safety programs.

Ensuring tenant compliance with house rules, construction guidelines, and other regulations. Responding to service calls from tenants and unit owners within 24 hours or a reasonable timeframe, following instructions from the Building Engineer. Providing coordination, technical support, and assistance to other departments.

Managing spare parts, tools, and equipment inventory, including stock checks and procurement. Handling building facilities inquiries and complaints, ensuring resolution or proper escalation. Acting as the Pollution Control Officer.
