JOB SUMMARY : Responsible for delivering revenue targets for Dasmariñas Office by implementing sales & marketing strategies, ensuring proper communication between MSGRDC and external partners, and managing affiliates to sell handled listings. Additionally, responsible for ensuring proper documentation of sales transactions, monitoring and transaction progress.

SPECIFIC DUTIES:

NEW BUSINESS OPPORTUNITY/ACCOUNTS MANAGEMENT

a. Assist Branch Manager in conducting research and fieldwork to look for new listings.

b. Connect to developers & private owners and conduct initial accreditation presentation.

c. Conduct initial analysis on the marketability of projects.

d. Arrange meetings between MSGRDC and the developer's/private owner's

management team (if needed).

e. Monitor/track relationship progress between developers/private owners and the sales team.

f. Monitor/track contract duration and initiate the renewal process.

g. Ensure listings (inventories) are sufficient based on the company's business plan.

h. For the purpose of accounts activation, constantly coordinate with the Main

Office and other departments regarding new developer's contract and possible

client needs during contract closing.

i. Constantly coordinate with developer/private owners to conduct monitoring of MSGRDC services and to recommend improvement.

SALES MANAGEMENT

a. Build and maintain the sales team by partnering with the recruitment team in recruiting affiliate sellers (agents & brokers).

b. Monitor the skills and knowledge of the project sales team and recommend training to the training team with regards to training requirements (with the approval of the Manager).

c. Conduct a sales clinic for the sales team.

d. Direct, monitor, and supervise project sales team activities and performance.

e. Assist the Branch Manager in creating a sales plan for the project sales team.

f. Coach the sales team to maintain and improve performance.

g. Coordinate with the Sales Administration department regarding sales performance, orders, changes, and other necessary information deemed important in the company's business operations.

MARKETING SUPPORT

a. To act as the middle person between project sales and marketing for marketing materials, events, and other marketing support.

b. Part of the committee in creating activities that will generate sales.

c. Other tasks as may be assigned by the management from time to time.

SALES DOCUMENTATION

a. Assist the sales division during the booking stage.

a. Check and verify sales documents during the booking stage.

b. Conduct Customer booking interview guidelines during booking.

c. Encode booking transactions in various monitoring reports.

d. Monitor and track booking transaction progress particularly due dates, requirement completion, and bank status (coordination with a home loan).

e. Conduct follow-up to customers if necessary.

f. Coordinate with the assigned project sales and finance regarding booking fee withdrawals due to sale confirmation or cancellation.

g. Monitor and track commission collection from the developer.

OTHERS

a. Other tasks may be assigned by the management from time to time that is work related in nature.

b. The company is expecting you to initiate new tasks that are not included in your JD.

AUTHORITY

  • Authorized to research new projects or developers.
  • Authorize communication to the developer's staff for the purpose of sale.
  • Authorized to offer MSGRDC sales services.
  • Authorize to coordinate to marketing, sales support, finance, and other departments (as needed) for sales.
