Job Summary:
The Purchaser is responsible for sourcing, negotiating, and procuring materials, supplies, and services necessary for the day-to-day operations and maintenance of a high-rise condominium. This includes ensuring timely delivery, cost efficiency, and compliance with condominium standards and policies.
Key Responsibilities:
Procurement Management
Source and evaluate suppliers for building materials, maintenance supplies, office needs, and service providers.
- Solicit and analyze quotations to ensure cost-effective purchases.
- Negotiate terms and conditions with vendors to get the best possible deals.
Inventory Monitoring
Monitor and maintain adequate stock levels of essential supplies (e.g., cleaning materials, tools, spare parts).
- Coordinate with maintenance and housekeeping teams to forecast needs.
Documentation & Compliance
Prepare purchase orders and ensure they are properly documented and approved in accordance with company policies.
- Ensure all purchased items comply with local regulations and safety standards.
- Maintain accurate and up-to-date procurement records and supplier databases.
Vendor Coordination
Establish and maintain relationships with reliable suppliers and service contractors.
- Monitor vendor performance and report issues related to quality or service delays.
Budget Adherence
Work within allocated budgets for procurement.
- Provide regular reports to the Property Manager on spending, cost-saving initiatives, and supplier performance.
Support Services
Assist in emergency purchases and urgent building needs.
- Coordinate delivery schedules and ensure proper receipt and inspection of goods.
Qualifications:
- Bachelor's degree in Business Administration, Supply Chain Management, or any related field.
- At least 1-3 years of experience in procurement or purchasing, preferably in a property management or condominium setting.
- Familiarity with Makati-based suppliers and logistics.
- Proficient in Microsoft Office applications and basic procurement systems.
- Strong negotiation, organizational, and time management skills.
- High integrity and attention to detail.
- Willing to be assigned in Makati City (on-site)
Working Conditions:
- Office-based within the condominium administration office.
