Job Summary

The Site Acquisition Officer is responsible for finding, evaluating, and securing strategic store locations for Top Juan Franchising Inc. This role plays a critical part in the company's expansion by identifying high-potential commercial sites, conducting field research, negotiating with property owners, and ensuring all required documents and approvals are completed for store roll-out.

You will be the frontliner of store expansion, ensuring we acquire only profitable, high-traffic, and brand-fit locations for both company-owned and franchise stores.

Key Responsibilities
1. Location Scouting & Market Research
  • Conduct field scouting to identify potential locations (malls, roadside, terminals, commercial centers, schools, offices, communities).
  • Build and maintain relationships with brokers, mall leasing teams, developers, and local property owners.
  • Regularly monitor new construction projects, commercial developments, and commercial spaces for lease.
2. Feasibility & Location Evaluation
  • Conduct site evaluation: foot traffic, vehicle traffic, competition mapping, demographics, community profile.
  • Prepare detailed site assessments including photos, measurements, maps, and estimated sales potential.
  • Use internal location scoring frameworks and recommend GO / NO-GO decisions.
3. Negotiation & Deal Closing
  • Coordinate and negotiate lease terms, rental rates, and contract conditions with landlords and leasing managers.
  • Prepare and endorse lease proposals, site approval forms, and contract documents for management review.
  • Assist in securing necessary legal and compliance documents.
4. Documentation & Coordination
  • Gather required permits, property documents, and landlord requirements during pre-opening preparation.
  • Coordinate with architect, store planning, construction, and operations teams for site turnover and build-out timelines.
  • Maintain an updated tracker of all potential sites, active negotiations, and approved locations.
5. Expansion Strategy Support
  • Provide insights on emerging markets, competitive presence, and potential growth areas.
  • Support the Expansion Manager in hitting monthly and annual store expansion targets.
  • Represent the company during property visits, meetings, and negotiations.
Qualifications
Education
  • Bachelor's degree in Business Administration, Marketing, Real Estate Management, Architecture, Engineering, or any related field.
Experience
  • Preferred: 1–3 years experience in site acquisition, real estate leasing, mall leasing, commercial expansion, or franchising.
  • Advantage: Experience dealing with malls (SM, Robinsons, Ayala, Vista Mall, CityMall, WalterMart, etc.).
  • Fresh graduates with strong analytical and communication skills may be considered.
