We are a Japanese company operating Jewel Cafe, a specialized store that buys jewelry and luxury branded items.

Jewel Cafe operates more than 250 stores in Japan and over 300 stores worldwide.

We are now looking for talented individuals to join us in designer role as we plan for further expansion of Jewel Cafe.

Qualifications and Skills:

・Bachelor's degree in Business, Real Estate, or related field.

・Minimum 1 year of experience in site acquisition, leasing, or retail operations. Fresh

graduates are welcome to apply.

・Good Negotiation and communication skills.

・Knowledge of lease agreements, construction processes, and permit requirements.

・Excellent organizational, project management, and multitasking abilities.

・Ability to work with minimal supervision and coordinate with multiple stakeholders.

Job Description:

Site Acquisition / Business Development

・Identify suitable spaces for Jewel Cafe stores and communicate with mall management

to facilitate site acquisition.

・Conduct initial contacts with property owners or their representatives.

・Act as the main point of contact between the company and property/building

management.

・Coordinate the flow of information, requirements, and permits to maximize efficiency

and expedite workflow among multiple parties.

・Prepare and maintain project documentation, including site acquisition timelines and

budgets.

・Perform other tasks as assigned.

Leasing Management:

・Manage lease contracts with tenants, including preparation of lease agreements,

tracking lease terms and renewals, and handling lease-related communications with

lessors.

・Negotiating lease terms and conditions with and monitor lease renewals and

extensions.

・Maintaining accurate and up-to-date leasing records and lessor information

・Maintain records of store renovation and turnover documents, including plans,

specifications, warranties, and manuals.

・Schedule and attend meetings with mall administration.

・Monitor and track progress on all open transactions, including technical concerns, store

requirements, and other issues.

・Perform other tasks as assigned.

Others:

・Store Construction & Pre-Operational Documents: Maintain records of all construction-

related documents and ensure effective communication with contractors, suppliers, and

other relevant parties.

・Technical Facilities: Coordinate with store staff to ensure the proper functioning of

technical systems and equipment. Monitor maintenance schedules and address

technical issues promptly.

・Permit Processing: Ensure the timely release of Building Permits and Occupancy Permits

prior to store operations. Collaborate closely with the assigned contractor to meet

regulatory requirements.

Key Responsibilities:

・Site Acquisition / Business Development: Identify and secure suitable spaces for Jewel

Cafe stores; liaise with property owners and mall management; manage project

timelines and budgets.

・Leasing Management: Prepare and manage lease contracts, track terms and renewals,

maintain renovation and turnover documents, and coordinate with mall administration.

・Store Construction & Pre-Operational Documents: Maintain construction records,

coordinate with contractors and suppliers, and ensure smooth pre-opening operations.

・Technical Facilities: Ensure store systems and equipment function properly; monitor

maintenance and address technical issues.

・Permit Processing: Facilitate timely release of Building and Occupancy Permits, working

closely with contractors.

・General: Serve as primary point of contact for properties, manage workflow among

stakeholders, and perform other tasks as assigned.

Salary

• PHP 30,000 per month

• 5 days a week, 8 hours a day
• Working hours: 9:00 am to 6:00 pm
• Weekends and holidays off
• 6 months of probation period
