We are looking for a Commercial and Property Manager to primarily be responsible for the strategic leadership and execution of the Network Plan for the company's leasing portfolio across the Philippines. Leads negotiations, landlord relationships, and the full leasing lifecycle —site identification, acquisition, renewal, and exit —while ensuring commercial terms optimise cost and performance. Partners with Property, Finance, Sores and Central Operations to shape network strategy and maximise asset value, and provides clear leadership, governance, and reporting across the leasing function. This role drives commercial negotiations, optimises occupancy costs, manages landlord relationships, and leads a high performing team to support national expansion, lease renewals, and property performance objectives.

  • Management and supervisory professionals focusing on tactical, operational activities within a specified area. Levels within the management career stream typically have three or more direct reports. Most of the time is spent overseeing area of responsibility, planning, prioritising, and/or directing the responsibilities of employees. Goal achievement is typically accomplished through performance of direct and/or indirect reports.
  • Lead, mentor, and develop a high - performing national leasing team with a strong focus on capability building, succession planning, and engagement. Recognising & rewarding high performance. Establish KPIs and performance frameworks to ensure accountability, efficiency, and excellence in execution.
  • Timely assessment, review, and actioning of the store lease renewal program in line with risk minimisation practices and the Network plan. All new store opportunities are identified,
  • negotiated, and secured in accordance with the network strategy and Board approved. Proactively manage the lease lifecycle including new site acquisition, lease renewals, rent reviews, surrenders, and terminations. Identify and secure new locations to support network growth and optimize portfolio performance.
  • Support the network plan, understand and support the business objectives, have a good understanding of the market conditions, competitor activity, and government regulations.
  • Management of Business issues and any conflicts are addressed as they arise. Agreed proposals are financially and strategically beneficial to the company Agreed proposals are in line with business, property committee, and board approvals.
  • All negotiations are conducted in the best interest of the company. Up to date on portfolio activity and action taken to mitigate risk/ identify opportunities forAthe company. Ongoing portfolio Majors meetings.
  • Major Landlord negotiations​​

Requirements:

  • Completed university or c ollege degree , preferably in Commerce, Business or Property Major
  • Has at least 15+ years of experience in the role in property/leasing
  • Strong background in retail industry for at least 10+ years

Skills:

  • Commercial and Financial acumen with a strategic mindset
  • Solid understanding of lease -related legal frameworks, regulatory compliance, and risk management in relevant areas
  • Strong capability in analyzing portfolio performance, identifying value opportunities, and interpreting commercial lease metrics (e.g. occupancy cost ratios, rent escalation models).
  • Experience with property developments, ongoing and existing relationships with landlords and developers across the Philippines.
  • Experience with Retail business (Landlord or Major retailer)
  • Solid understanding of commercial property trends relevant to the retail sector
  • Strong communication and senior stakeholder engagement ability
  • Interpret & negotiate Complex contract agreements
  • Strong proven Negotiation / Influencing skills
  • High attention to detail with strong planning and organizational skills
  • Resilient, decisive, and able to operate in a fast - paced environment
  • Lateral Thinker & problem solver
