
Senior Lead Growth Marketing Specialist

We are seeking an experienced Lead Growth Marketing Specialist to drive tenant demand and reduce vacancy across our premium residential portfolio in Wellington. As a key member of our marketing team, you will be responsible for designing and running efficient, test-led campaigns that drive qualified viewing bookings from target segments such as PhD students, single professionals, and couples.
">- You will build a growth plan covering paid social, search, and organic channels, focusing on Instagram and Meta, with scope to test Google and TikTok.
- Define audiences and geo targets around Wellington, create compelling creative and copy, and conduct rapid A/B tests to improve CTR and conversion.
- Set up simple landing pages or optimized listings with clear CTAs to book viewings, tracking end-to-end with UTM parameters and GA4.
- Implement retargeting and nurture sequences for website visitors and portal engagers to increase bookings.
- Integrate campaign flows with viewing software and CRM to ensure leads are routed and tracked.
- Report weekly on cost per qualified viewing, applications, conversion rates, and vacancy days, with recommendations for next steps.
- Manage budgets to ROI, scaling successful campaigns and pausing underperformers, with a focus on fast iteration.
- At least three years in growth or performance marketing for B2C, with proven results in ANZ markets.
- Hands-on experience with Meta Ads Manager, Instagram, Google Ads, and TikTok Ads.
- Proficiency with GA4, Looker Studio, and UTM discipline to measure the full funnel.
- Strong creative and copywriting skills for social and landing pages, with practical A/B testing experience.
- Experience in property, residential leasing, marketplaces, or similar demand funnels is highly valued.
- Excellent English communication skills for briefs, reporting, and stakeholder updates.
- Reliable internet, suitable hardware, quiet environment, and quality microphone/headset.
