Job Overview

We are seeking an accomplished Project Development Specialist to assist the Project Director in implementing and operating projects according to our business strategy. This role aims to drive projected financial returns and set the stage for future growth.

Main Responsibilities
  • Raw Land Clean-up:
  1. Review raw land property documents, including purchase agreements, title deeds, surveys, zoning regulations, environmental reports, and other relevant paperwork.
  2. Clean up discrepancies, errors, or incomplete information in the documents to ensure accuracy and integrity.
  3. Organize and categorize documents systematically for efficient retrieval of information.
  4. Verify compliance with applicable laws, regulations, and internal guidelines.
  5. Research and analyze specific properties, identifying potential issues or risks associated with the documents and provide recommendations for mitigation.
  6. Communicate findings clearly and concisely to the business development team.
  7. Collaborate with cross-functional teams to gather necessary information and ensure smooth document processing and approvals.
  8. Evaluate existing document management processes and suggest improvements to enhance efficiency, accuracy, and compliance.
Project Development and Operations:
  1. Assist the Project Director in detailing project concepts and plans.
  2. Secure relevant government permits and licenses.
  3. Prepare marketing materials.
  4. Provide sales support.
  5. Manage homeowner association (HOA) support and maintenance.
  6. Conduct regular market research (quarterly).
  7. Perform site inspections.
  8. Coordinate all key departments (Technical, Survey, Permits, Marketing, Sales, Customer Service, Treasury, Finance, etc).
  9. Request and liquidate budget approvals.
  10. Maintain accurate and up-to-date inventory.
Product Development:
  1. Assist in preparing product development plans, focusing on research and data gathering.
  2. Coordinate with key departments to ensure accurate and timely product development.
Financial:
  1. Prepare financial assumptions, projections, and analysis acceptable to stakeholders.
  2. Prepare buyer counter offers, if any.
Project Operations:
  1. Run and operate the project based on approved financials, targets, agreements, branding, and timetables.
  2. Ensure the project meets the minimum level of financial returns approved by management.
  3. Secure all necessary permits and licenses.
  4. Maintain close and professional relationships with business partners.
