* Develops asset management policies, processes and recommends improvements to ensure effectiveness and efficiency of work.
* Provide advice on policy initiatives, and inform the development of policies from a foundation of research and good practice, operating within the law and statutory responsibilities.
* Lead the team in conducting research for the enhancement and or develop new operations policy of the company.
* Develops and recommends to Management new operational policies and procedures in compliance to the requirements of government regulatory bodies like Security of Exchange Commission(SEC), Bureau of Internal Revenue and other Government agencies.
* Issues necessary regular reminders to all concerned departments on certain items that need to be strictly implemented and complied with.
* Recommends to management, processes and innovations that will help increase the service efficiency of the company.
LEASING MANAGEMENT
* Oversee the leasing process from start to finish, including advertising available properties, conducting property tours, screening potential tenants, negotiating lease agreements, and ensuring timely renewals.
* Coordinate with property owners, tenants, and leasing agents to address any issues or concerns and ensure smooth leasing transactions.
* Maintain accurate records of leasing activities, including lease agreements, rental payments, and tenant communication.
BUILDING MAINTENANCE
* Develop and implement maintenance programs to ensure the proper upkeep of buildings, facilities, and common areas.
* Schedule and oversee routine maintenance programs to ensure the proper upkeep of buildings, facilities and common areas.
* Coordinate with contractors, vendors, and maintenance staff to address maintenance issues promptly and efficiently.
* Conduct regular inspections of buildings and facilities ti identify maintenance needs and ensure compliance with safety and quality standards.
OFFICE MANAGEMENT
* Maintain office efficiency by organizing and implementing administrative systems.
* Ensure the cleanliness and tidiness of the office space.
* Serve as a point of contact for clients, and visitors.
* Facilities communication between different departments and team members.
* Coordinate office events, meetings, and conference.
