Job Summary

The Operations Head oversees the overall building operations and provides tactical and strategic planning and recommendations in implementing the service delivery mechanism for the enhancement of property value and assets.

Qualifications

  • Licensed Mechanical or Electrical Engineer.

  • Has previous working experience as Operations Head or similar role, with at least 5 years of experience as Senior Manager.

  • Has experience in managing multiple assets or portfolio.

  • Minimum of 15+ years solid experience in Property Management, expertise in handling commercial high-rise buildings.

  • Proven track record in strategic planning, budget management, and financial analysis within the property management sector.

  • Strong communicator - with good presentation skills & possess strong verbal and written communication skills.

  • Goal-oriented - able to focus on meeting all performance targets.

  • Possesses comprehensive knowledge of technical, government compliance, and regulatory requirements.

  • Must have initiated and completed projects amounting to Php 500M over the last 10 years and managed an average OPEX of 200M per year.

  • Familiarity with Environmental, Social, Governance (ESG) practices and projects.

Duties and Responsibilities
Strategic Direction and Supervision

  • Provide leadership and guidance to project leads on property management strategies.

  • Develop and implement operational plans to achieve business objectives.

  • Direct and oversee a team of building managers to ensure rigorous adherence to property management agreements.

  • Provide coaching, training and echo sessions when needed.

  • Exhibits proficiency in handling complex operational issues.

Client and Tenant Relations

  • Foster strong relationships with clients and tenants to ensure satisfaction and retention.

  • Implement strategies to enhance tenant engagement and satisfaction.

  • Exemplary people and client relationship management – maintain a positive relationship with clients and stakeholders.

Operational and Financial Management

  • Set objective targets and program based on agreed KRA.

  • Oversee budgeting, financial forecasting, and financial analysis.

  • Ensure that properties operate efficiently and are maintained within budgetary limits.

  • Optimize operational processes to achieve cost savings and improve efficiency.

Compliance and Reporting

  • Ensure compliance with all applicable local, national, and regulatory requirements.

  • Prepare and submit regular reports on property performance, financials, and operational metrics

  • Implement best practices and standards to maintain regulatory compliance.
