Finance Manager Property Funds

JOB SUMMARY Join a dynamic and growing property funds management team as a Finance Manager , where you’ll play a strategic and hands-on role in driving the financial success of a portfolio of unlisted property funds . This role goes beyond numbers — you’ll be a trusted financial partner , ensuring accuracy, compliance, and performance across all fund operations. You’ll collaborate closely with Fund Managers, Auditors, and Senior Leadership , providing insights that shape investment decisions and fund performance. As a key member of the finance function, you’ll oversee trust accounting, financial reporting, taxation, and investor communications , ensuring that every aspect of fund management meets the highest standards of integrity and excellence. Function: FinanceReporting to: Senior Fund Finance Manager (Manila) KEY RESPONSIBILITIES 1. Fund Accounting & Reporting Oversee monthly unit pricing, trial balances, and consolidation entries to ensure accuracy and compliance. Manage trust-level journals and balance sheet reconciliations. Prepare and review statutory financial statements, board papers, and monthly management reports. Deliver insights to support data‑driven decisions and fund performance. 2. Tax, Compliance & Governance Ensure full compliance with tax obligations (BAS, tax returns, taxable income statements). Support internal audits and risk assessments. Maintain robust internal controls aligned with fund mandates and regulations. 3. Stakeholder Engagement Act as a key liaison between Fund Managers, investors, auditors, and internal teams . Provide strategic and technical financial advice to senior stakeholders. 4. Process Improvement & Projects Lead and support finance transformation initiatives, including system enhancements and automation. Continuously improve reporting accuracy, control frameworks, and operational efficiency. 5. Treasury & Cash Flow Management Manage cash flow forecasting and liquidity planning for optimal fund performance. Monitor and report on debt facilities, ensuring compliance with covenants. Oversee investor distributions, capital calls, and redemptions. 6. Team Leadership & Development Mentor and support junior finance staff, promoting collaboration and growth. Contribute to recruitment, onboarding, and professional development initiatives. QUALIFICATIONS & EXPERIENCE Degree in Commerce, Accounting, or Finance . CA or CPA qualified. Minimum 5 years of experience in fund accounting, property finance, or professional services. Strong technical understanding of IFRS , trust accounting, and fund structures. Proficiency with large ERP systems (experience with MRI , Power BI , or OneSource highly regarded). Advanced Excel skills; solid working knowledge of Word and PowerPoint. Experience in the property or funds management sector is a strong advantage. IDEAL CANDIDATE PROFILE Commercially astute with a solid understanding of property markets and fund structures.
