Job Summary The Operations Head oversees overall building operations and provides tactical and strategic planning and recommendations for implementing the service delivery mechanism, enhancing property value and assets. Job Requirements Holder of a Bachelor’s degree in Mechanical or Electrical Engineering; Licensed Mechanical or Electrical Engineer. Minimum of 15+ years solid experience in Property Management, with exposure in vertical and estate developments for residential, office, retail, or mixed-use buildings. Has previous working experience as an Operations Head or a similar role, with at least 5 years of experience as a Senior Manager. Has experience in managing multiple assets or portfolios, preferred expertise in handling high-rise buildings. Proven track record in strategic planning, budget management, and financial analysis within the property management sector. Possesses comprehensive knowledge of technical, government compliance, and regulatory requirements. Must have initiated and completed projects amounting to Php 500M over the last 10 years and managed an average OPEX of 200M per year. Familiarity with Environmental, Social, Governance (ESG) practices and projects. Job Responsibilities Conduct regular operations meeting with the Building Managers and Engineers. Set objectives, targets, and programs based on agreed KRAs. Review the monthly property report submitted by the BMO. Monitoring of financial obligations of the BMO, both to the vendors and stakeholders. Acts as the SPOC for certain level of escalations and communications. Foster strong relationships with clients and tenants to ensure satisfaction and retention. Implement best practices and standards to maintain regulatory compliance. Exhibits proficiency in handling complex operational issues. Optimize operational processes to achieve cost savings and improve efficiency.
