Overview

The General Manager (GM) is responsible for the overall leadership, administration, and operations of the condominium property. The GM ensures efficient building management, financial health, compliance with local regulations, and high standards of service delivery to all unit owners and residents. The GM works closely with the Board of Trustees and supervises all administrative, maintenance, and security personnel.

Responsibilities
  • Property Operations & Administration
    • Oversee the daily operations of the condominium, including security, housekeeping, engineering, and front office.
    • Ensure proper implementation of building policies, house rules, and emergency procedures.
    • Monitor and supervise third-party contractors and service providers.
    • Conduct regular inspections of the property to ensure upkeep, cleanliness, and safety.
  • Staff Management
    • Lead and supervise all building personnel, including department heads (e.g., Admin Officer, Chief Engineer, Security Supervisor).
    • Implement staff schedules, training, performance evaluations, and HR-related functions.
    • Promote a professional and service-oriented culture among staff.
  • Financial Management
    • Prepare and manage the annual budget, income, and expenses of the condominium.
    • Review financial reports and provide updates to the Board of Trustees.
    • Oversee billing, collection of dues, and manage the association’s funds responsibly.
    • Ensure accurate financial reporting and compliance with accounting standards.
  • Governance & Communication
    • Serve as the main liaison between the Board of Trustees, unit owners, and residents.
    • Prepare and present reports during Board meetings and Annual General Meetings (AGM).
    • Address resident concerns, complaints, and inquiries in a timely and professional manner.
    • Ensure transparent and effective communication between management and the community.
  • Legal & Regulatory Compliance
    • Ensure the property complies with relevant government laws, fire safety, building codes, and local government requirements.
    • Coordinate with regulatory agencies (e.g., HLURB/HSAC, BFP, LGU) for permits, licenses, and inspections.
  • Risk Management & Safety
    • Implement safety protocols and emergency response plans.
    • Ensure preventive maintenance schedules are followed to avoid system failures.
    • Oversee the implementation of security measures to safeguard residents and property.
Qualifications
  • Bachelor’s Degree in Business Administration, Property Management, Engineering, or related field.

  • At least 5 years of experience in a senior leadership role within property or condominium management.

  • Strong background in facilities management, financial planning, and people management.

  • Excellent leadership, interpersonal, and conflict resolution skills.

  • Proficient in Microsoft Office and property management software (e.g., CondoWise, Property Management Systems).

  • Knowledge of Philippine condominium laws (RA 4726), local ordinances, and HLURB/HSAC rules is an advantage.

Working Conditions
  • Office-based within the condominium’s management office.

  • Must be available on-call for emergencies and special events.
