Your Role, Your Impact

Ideally, manages only one condo development project. Facilitates the project detailed planning, preparation, implementation and completion of various work stages related to the construction of the assigned project.

  1. Oversees and monitors the preparation, implementation and completion of various work stages related to the construction of the assigned projects.
  2. Responsible for ensuring that reviews and revisions of Plans, Designs and Specifications are conducted by the Design Review group from Design Development (DD) up to For Construction Drawings (FCD).
  3. Oversee, facilitate and participate in the conduct and discussions of value engineering and identification of cost-saving items for the implementation of the projects.
  4. Lead in the preparation of the Risk Management Plan and monitor compliance of the project to its mitigating actions. Look for continuous improvement opportunities for the established Risk Management Plan.
  5. Identify and secure applicable permits, clearances and certifications required during project construction and post-construction stages in coordination with Regulatory Compliance Section, QAD & GPMC. Ensure that all project-required permits, clearances and certifications are valid as necessary.
  6. Facilitate pre-bid meetings, clarificatory meetings, submissions and opening of Project Work Bid Packages including recommendations to award of Project's Work Packages for the assigned project.
  7. Prepare, preliminarily review, assess and evaluate adequacy of Contract Agreements, Letters of Awards (LOA) and Notice to Proceed (NTP) provisions and their required annexes and/or attachments for the assigned project.
  8. Prepare and submit on time the Weekly and Monthly Reports including periodic Monthly Project Update (MPU) and Percent of Completion (POC) Certification for Accounting Reports. Identify issues and establish action plans to close them.
  9. Facilitate regular Weekly and Monthly PM Meetings including required project site walk-through inspections. Identify, document and implement action plans for effectiveness.
  10. Communication and Coordination: Serve as the primary communication link between all project stakeholders. Facilitate regular update meetings and ensure transparency in project status, challenges, and changes.
  11. Organize and facilitate emergency meetings with concerned members of the Project Team, Contractors and Suppliers to resolve issues.
  12. Prepare and recommend for approval the established long and short list of bidders/suppliers for project use.
  13. Prepare and recommend approval of Project Authorization Orders (PAO), Billing/Payment Certificates, Request for Check Payments (RCP), Work Authorization Orders (WAO) and Change Order Requests (COR.)
  14. Understand and communicate applicable P&ED-Systems and Procedures requirements and ensure compliance with P&ED-S&P requirements and provisions.
  15. Lead promotion of an accident-free workplace and compliance with health and safety laws and requirements. In consultation with SMDC HSE Manager, provide resources to support health and safety objectives, targets and programs.
  16. Lead in promoting an environment-friendly workplace and compliance with environmental protection laws. Provide resources to support environmental protection objectives, targets and programs.
  17. Ensure QA/QC inspection on workmanship is performed on completed project works at each phase, including closure of rectification issues prior to turnover and acceptance of units by BTG.
  18. Oversee and be responsible for the assessment, evaluation and approval of project billings in compliance with SAP billing procedures.
  19. Oversee and be responsible for facilitating the SAP-PR (procurement process) and CRM requirements.
  20. Oversee and be responsible for the implementation and completion of punch list items and the timely turnover of condo units to QAD or to Property Management for turnover of amenities, common areas and commercial areas.
  21. Manage and implement the project management activities that lead to attainment of the established project KRAs. Participate in regular review and evaluation of the project KRAs.
  22. Team Leadership: Lead and develop the project management team, including APMs, on responsibilities and professional growth opportunities.
  23. Oversee and facilitate the Vendor Performance Evaluation Report (VPER) of Contractors & Suppliers involved in the assigned project, with frequency as per VPER guidelines.
  24. Strategic Planning and Execution: Implement comprehensive project plans, including scope, timelines, resources and budgets, with a process for changes to handle adjustments efficiently.
  25. Change Management Leadership: Lead a change management process, ensuring changes are assessed for impact and communicated to all stakeholders.
  26. Performs other duties as assigned from time to time.
Who We’re Looking For
  1. Obtain bachelor’s degree in any engineering field from a reputable college or university and possessing a valid PRC license or equivalent.
  2. A combined 10+ years (with at least 3 years’ experience in operation works in construction of vertical infrastructure) of project management experience on horizontal and/or vertical developments in an established developer company, including tracking and planning projects.
  3. 3+ years of experience working with business stakeholders within a cross-functional matrix environment.
  4. Strong leadership, diplomatic and motivational skills including the ability to lead up, across and down multiple business and technology organizations.
  5. Proven ability to work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation and excellence.
  6. Excellent leadership, communication (written, verbal and presentation) and interpersonal skills.
  7. Self-motivated, decisive, with the ability to adapt to change and competing demands.
  8. Intermediate level of proficiency with MS Project, Excel, PowerPoint and SharePoint with experience presenting to stakeholders and/or Senior Leadership.
  9. Experience in successfully leading projects and programs to on-time, on-schedule and within budget close.
  10. Experience working both independently and in a team-oriented, collaborative environment.
  11. Flexible with proven ability to conform to shifting priorities, demands and timelines through analytical and problem-solving capabilities.
  12. Must be able to learn, understand and apply new technologies.
  13. Support diverse and inclusive work environment.
  14. Proven ability to demonstrate a drive for results and accountability of business needs.
