Overview

Job Objective

To assist the Project Director in ensuring the implementation and operations of a particular project be in accordance with the Business Plan with the end objective of attaining the projected financial returns. The personnel will ultimately run/operate a project of his/her own.

Primary Functions
  1. Raw land clean-up
    • Document Review: Thoroughly examine raw land property documents, including purchase agreements, title deeds, surveys, zoning regulations, environmental reports, and other relevant paperwork.
    • Document Cleaning: Identify and rectify any discrepancies, errors, or incomplete information present in the documents to ensure accuracy and integrity.
    • Data Organization: Organize and categorize documents systematically, maintaining an efficient filing system to enable quick retrieval of information when required.
    • Compliance Verification: Collaborate with legal and compliance teams to ensure that all documents adhere to applicable laws, regulations, and internal guidelines.
    • Research and Analysis: Conduct research and analysis on specific properties, identifying potential issues or risks associated with the documents and providing recommendations for mitigation.
    • Communication: Assist in preparing reports and summaries of findings, conveying complex information in a clear and concise manner to the business development team.
    • Collaboration: Work closely with cross-functional teams, such as legal, finance, and operations, to gather necessary information and ensure smooth document processing and approvals.
    • Process Improvement: Continuously evaluate existing document management processes and suggest improvements to enhance efficiency, accuracy, and compliance.
  2. Project Development and Operations
    • Once a project has been turned over from Business Development, the PDS shall assist the Project Director in:
    • Detailing the project concept and plans
    • Securing relevant government permits and licenses
    • Preparation of marketing collaterals
    • Sales support
    • HOA support and management
    • Regular market research (once every quarter)
    • Actual site inspections
    • Coordination of all key departments (Technical, Survey, Permits, Marketing, Sales, Customer Service, Treasury, Finance, etc)
    • Requests and liquidate budget approval
    • Maintains update to date and accurate inventory
  3. Product Development
    • Assists in the preparation of product development plan especially in the areas of research and data gathering.
    • Coordinates with all key departments to ensure accurate and timely development of products.
  4. Financial
    • Prepares financial assumptions, projections and analysis that are acceptable to the shareholders.
    • Prepares buyer counter offers, if any.
  5. Project Operations
    • Runs/Orchestrates/Operates the project based on approved financials, targets, agreements, branding, and timetable.
    • Ensures that the project attains the minimum level of financial returns approved by management. - Ensure that all permits and licenses are secured.
    • Maintains close and professional relationship with business partners.
Secondary Functions
  1. Maintains an efficient and orderly filing system.
  2. Conducts clerical functions such as photocopying, scanning, RFP preparations, liquidations, etc.
  3. Assists in the purchase of land and deal structuring for joint ventures.
  4. To build and maintain good relations with business partners.
  5. To be up to date on current global real estate trends and happenings and advise the Business Development Team on what areas are good to enter and what product to offer.
  6. To data mine and analyze existing accounts as reference for future studies.
  7. Any task which may be assigned from time to time.
Working conditions
  1. Should be mobile and ready to work after regular office hours and during weekends and holidays.
  2. Capable of conducting site inspections.
Physical requirements
  1. Should be physically fit to perform duties related to site inspections and proper coordination.
  2. Should maintain a pleasing corporate look to properly represent the company to business partners.
