Position: Assistant Vice President - Project Development Staff Request No: Job Description LAND ACQUISITION Prepares and provides Management with the initial financial runs to be used as basis for acquisition Provides inputs in the acquisition decision process In coordination with Business Planning and Permits, initiates the technical due diligence of acquired properties, in preparation for the project concept planning PROJECT CONCEPTUALIZATION AND PLANNING Leads in the project planning process Determines the project development timeline and makes sure that it is met by the project team Ensures the completion and accuracy of the project plans: Concept Design, Schematic Design, Design Development and Final Construction Drawings Initiates and monitors the application and processing of permits and licenses needed prior to launch and construction of the project Coordinates the project launch requirements with Sales and Marketing Departments Provides the parameters for the preparation of the project financials Ensures the viability of the project Secures approval to launch the project PROJECT OPERATIONS Leads in the execution of launch plans Regularly monitors: Construction progress and achievements of time, quality and cost targets Project financials to ensure achievement of committed profit margin Agreed and approved sales and marketing strategies and sales targets Recommends courses of action in case of deviations in all aspects PROJECT DELIVERY Ensures on-time and smooth turnover of the following through regular coordination with concerned departments Residential units to the buyers in coordination with Engineering Department and Buyer Turnover Group Common Areas and Equipment to the Condominium Corporation in coordination with Engineering Department and Property Management Department Spearheads the project close-out Provides critical assistance to Property Management, Buyer Turnover Group and Customer Service to address customer concerns Oversees post construction activities and manages the budget OTHERS Performs other functions Job Summary Works with the Cluster Head in: Managing and overseeing real estate projects (both ongoing and completed) in line with the company’s set goals and objectives Identifies opportunities that will create competitive advantage for the company Explores new business opportunities to sustain financial growth and increase market share SM is the leading Philippine company that is invested in market-leading businesses in retail, banking and property.
