Overview

Premises Manager – Globe Account, for JLL Philippines. The role is responsible for the delivery and performance of facilities management (IFM) contract deliverables and serves as the key point of contact with the client and stakeholders across sites.

Responsibilities
  • Deliver and manage IFM contract deliverables for the Globe account.
  • Lead onsite team to ensure facilities management and workplace services are delivered to high standards, ensuring safety, code compliance, functionality, energy efficiency and attractive site infrastructure.
  • Manage contracts and Capex & OpEx budgets within approved allocations; provide monthly updates to year-end projections.
  • Prepare, collate, and submit facilities, financial and project reports as required.
  • Coordinate with client and stakeholders; work with vendors to manage ad hoc projects per client specifications and timelines.
  • Establish a Safety First culture across sites and drive safety performance improvements.
  • Provide leadership and guidance to the team to ensure delivery of high client service standards.
  • Ensure compliance with EHS, SLA, KPI, Satisfaction Surveys, Contracts and SOW requirements; escalate as needed.
  • Serve as liaison for facilities services (janitorial, pest control, landscape, waste management, space planning, etc.).
  • Ensure renewal of applicable government and statutory licenses; monitor PM planner and ensure PMs are completed on time.
  • Maintain adherence to safety, environmental and client standards; ensure compliance with local laws and JLL SOPs related to EHS, procurement and financial policies.
  • Promote sustainability initiatives and participate in recycling, energy and waste reduction programs.
  • Prepare and submit related facilities and financial reports; coordinate client meetings and business reviews.
  • Ensure uptime of premises and respond to site incidents and emergencies as required.
  • Establish site-level goals and cascade objectives through the team’s performance system (Workday).
  • Maintain succession plans and manage performance reviews for direct reports.
  • Complete and submit goals/objectives, mid-year reviews and year-end accomplishments on time.
  • Manage site operating expenses to meet savings targets; develop annual site budget and provide monthly variance analyses and forecasts.
  • Support Sourcing initiatives; implement service level changes and supplier transitions as required.
  • Ensure financial processes are followed per bids, POs, and receipting procedures.
  • Identify and document best practices and innovations to increase value to the client; support new technology and corporate programs.
Qualifications
  • Degree in Engineering or related field from a recognized tertiary institution.
  • Minimum 5 years of relevant facilities management experience; demonstrated ability to manage portfolios up to 100,000 sqft in the past 3 years.
  • At least 3 years with JLL providing FM services.
  • Experience in account operations and management; strong knowledge of facilities management and statutory requirements.
  • Knowledge of energy reduction and sustainability programs.
  • Pleasant personality with strong customer service, interpersonal and problem-solving skills.
  • Good understanding of facilities operations and housekeeping management.
  • Computer skills: Microsoft Office, MS Project, PowerPoint, Excel.
  • Independent, self-motivated, flexible, and able to work under pressure; strong decision-making skills.
