We are seeking a highly competitive and strategic Associate Vice President (AVP) of Regional Mall Operations for a direct-hire position. Job Summary The Associate Vice President (AVP) of Regional Mall Operations will serve as the senior executive responsible for the strategic and operational excellence of a portfolio of premier shopping centers located across the Cavite and Laguna region . This role requires a proven leader with exceptional commercial acumen, responsible for maximizing the financial performance, optimizing operational efficiency, and enhancing the overall customer and tenant experience across all assigned properties. The AVP will lead and mentor a team of Mall Managers and Operations personnel to ensure properties meet the highest international standards of safety, maintenance, and service delivery. Key Responsibilities 1. Strategic and Financial Oversight Own the regional financial performance, including budgeting, capital expenditure planning, and monitoring revenue generation and expense control to consistently achieve Net Operating Income (NOI) targets for all malls in the Cavite and Laguna cluster. Develop and execute strategic business plans, operational roadmaps, and capital investment proposals that drive long-term asset value and maintain market leadership in the region. Present comprehensive operational and financial performance reports to executive management, providing strategic insights and forecasts. 2. Operational Excellence and Asset Management Establish, implement, and audit best-in-class Standard Operating Procedures (SOPs) for all operational aspects, including engineering, security, maintenance, and housekeeping. Oversee all hard and soft services, ensuring all properties are maintained to the highest quality, safety, and aesthetic standards, with a focus on preventative maintenance and energy efficiency. Ensure strict adherence to all local and national government regulations (e.g., building codes, fire safety, environmental laws) and manage all regional emergency response and crisis management protocols. 3. Tenant and Stakeholder Relations Foster strong, long-term relationships with tenants and retailers, ensuring high satisfaction levels and resolving complex tenant issues and conflicts decisively and professionally. Act as a key liaison with the Leasing team to ensure optimal tenant mix, manage move-in/move-out processes efficiently, and support high occupancy rates. Represent the organization to local government units, community leaders, and business organizations within the Cavite and Laguna area to maintain positive relations and facilitate smooth operations. 4. Leadership and Team Development Directly supervise, mentor, and coach the Mall General Managers and Operations Managers/Heads within the region, fostering a culture of accountability, continuous improvement, and customer-centric service. Identify high-potential employees and implement targeted development plans to build a robust leadership pipeline within the regional operations team. Drive a high-performance work ethic, ensuring all regional and site teams are motivated and equipped to deliver exceptional operational results. Qualifications With progressive experience in operations management, with at least 3-5 years in a senior/regional role overseeing multiple large-scale retail, mixed-use, or shopping mall properties. Bachelor's degree in Engineering, Architecture, Business Administration, Real Estate Management, or a related field. Deep knowledge of building systems, physical plant operations, safety protocols, and commercial leasing principles. Must be proficient in budget management and financial reporting. Proven track record of leading, managing, and developing multi-site teams to achieve strategic goals. Must be willing to travel frequently and regularly across all assigned properties in the Cavite and Laguna area. #J-18808-Ljbffr
