Ensure work techniques, quality standards, policies, procedures, and job specifications are followed. Keep equipment operational by following manufacturer instructions and procedures. Maintain a clean work environment. Adhere to key maintenance parameters such as preventive maintenance compliance and schedule adherence. Utilize industry best practices in property maintenance, emphasizing predictive and preventive maintenance. Recommend improvements for equipment operation, resolve maintenance-related issues, and identify safety hazards. Propose programs and procedures to reduce costs and enhance service levels. Maintain and repair maintenance shop equipment and tools, ensuring they are functional and used correctly. Perform regular inspections of areas and equipment. Coordinate maintenance activities with the Mechanical Manager. Participate actively in regular meetings. Report concerns regarding skills gaps, tools, equipment, and procedures to ensure safety, timeliness, and cost-effectiveness. Model safety, health, and environmental policies and procedures. Follow safety programs for the maintenance department, maintaining high safety standards. Ensure proper use of materials, spare parts, and maintenance supplies. Perform other duties as assigned. Additional Functions: Perform inspections and maintenance tasks involving climbing stairs, bending, reaching, and working at heights. Wear appropriate Personal Protective Equipment (PPE) during jobs as required. Work in air-conditioned, humid, and hot environments; may participate in strenuous activities like fire and emergency drills.
