BUSINESS DEVELOPMENT MANAGER
Department: Business Development / Expansion
Position: Business Development Manager
Reports To: Chief Executive Officer (CEO)
Employment Type: Full-Time
JOB SUMMARY
The Business Development Manager is responsible for driving the company's branch expansion by identifying, evaluating, acquiring, and securing strategic locations for new Panadero Bakeshop branches.
The position leads the end-to-end site acquisition and business development process, including market research, site evaluation, feasibility studies, landlord and property-owner negotiations, lease coordination, and collaboration with Operations, Engineering, Finance, Marketing, and other departments to ensure successful and timely branch openings.
The role is expected to identify high-potential locations that support Panadero Bakeshop's growth objectives, profitability, accessibility, and long-term business sustainability.
KEY RESPONSIBILITIES
1. Site Sourcing and Acquisition
- Identify and source potential locations for new Panadero Bakeshop branches.
- Develop and maintain a pipeline of potential commercial sites.
- Coordinate with property owners, landlords, brokers, developers, mall management, and other property stakeholders.
- Conduct site visits and initial assessments of prospective locations.
- Ensure timely completion of the site acquisition process. 2. Market Research and Site Evaluation
- Conduct market research and feasibility studies for proposed locations.
- Evaluate sites based on:
- Customer and foot traffic
- Accessibility and visibility
- Population and demographics
- Competition
- Nearby establishments and commercial activity
- Rental rates and operating costs
- Parking and transportation accessibility
- Potential sales and profitability
- Monitor market trends and identify areas with strong expansion potential.
- Prepare comprehensive site evaluation and recommendation reports. 3. Business Case and Financial Feasibility
- Prepare business cases and presentations for proposed branch locations.
- Analyze projected sales, rental costs, investment requirements, and potential return on investment (ROI).
- Provide recommendations based on commercial viability and company expansion standards.
- Coordinate with Finance to ensure proposed sites remain within approved expansion budgets. 4. Lease Negotiation and Contract Coordination
- Lead negotiations with landlords, property owners, brokers, and developers.
- Negotiate rental rates, lease terms, security deposits, escalation rates, lease duration, fit-out periods, and other commercial conditions.
- Review lease proposals and coordinate with the appropriate departments for contract evaluation and approval.
- Maintain strong professional relationships with property partners. 5. Branch Expansion and Pre-Opening Coordination
- Develop and monitor timelines for approved branch locations.
- Coordinate with Engineering, Operations, Finance, Marketing, and other concerned departments during the branch development process.
- Monitor completion of site requirements, permits, documentation, construction, and other pre-opening activities.
- Ensure that approved sites are ready for branch opening within the agreed timeline. 6. Business Development and Strategic Partnerships
- Establish and maintain relationships with strategic property owners, developers, brokers, and business partners.
- Identify new business opportunities that can support Panadero Bakeshop's expansion.
- Explore potential locations, partnerships, and commercial opportunities aligned with company objectives.
- Represent the company professionally during negotiations and business meetings. 7. Competitor and Market Monitoring
- Monitor competitor expansion, store locations, pricing, promotions, and market presence.
- Identify underserved markets and areas with potential for Panadero Bakeshop expansion.
- Provide management with market intelligence and recommendations. 8. Post-Opening Evaluation
- Monitor the performance of newly opened branches in coordination with Operations and Finance.
- Review sales performance, customer traffic, location potential, and ROI.
- Conduct post-opening assessments to determine whether site-selection criteria should be adjusted.
- Recommend improvements to future expansion strategies based on actual branch performance. 9. Reporting and Documentation
- Maintain accurate records of potential, evaluated, approved, and acquired sites.
- Prepare regular reports on site acquisition and expansion progress.
- Track the status of negotiations, lease agreements, site approvals, and branch opening timelines.
- Present expansion updates, challenges, and recommendations to management. QUALIFICATIONS
- Bachelor's degree in Business Administration, Marketing, Management, Real Estate Management, Economics, or a related field.
- At least 5–8 years of experience in business development, site acquisition, real estate, leasing, retail expansion, or a related field.
- Experience in the food, bakery, restaurant, retail, or franchise industry is highly preferred.
- Proven experience in site acquisition and commercial lease negotiation.
- Strong knowledge of market research, site evaluation, and feasibility studies.
- Strong business acumen and financial analysis skills.
- Excellent negotiation, communication, presentation, and networking skills.
- Strong relationship-building skills with landlords, property owners, brokers, and business partners.
- Proficient in Microsoft Office, particularly Excel and PowerPoint.
- Willing to travel for site visits, negotiations, and business development activities.
