Project Manager

The Project Manager is responsible for planning, executing, and overseeing construction projects from start to finish, ensuring they are completed on time, within budget, and to the required quality standards.

QUALIFICATIONS:

1. Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field.

2. Professional Engineer (PE) or Architect license (if applicable and preferred).

3. Minimum 5-7 years of experience in managing construction projects, including residential and commercial.

4. Proven experience in budget management, scheduling, and contract administration.

5. Strong knowledge of construction methods, materials, and regulations.

6. COSH and BOSH Certified.

AUTHORITIES

1. Oversee all aspects of assigned construction projects from conception to completion.

2. Develop, manage, and control the project budget, including approving expenditures within defined limits and implementing cost-saving measures.

3. Develop, maintain, and enforce the project schedule, ensuring timely completion of milestones and the overall project.

4. Select, negotiate with, and manage subcontractors, vendors, and suppliers, including recommends the approval of contracts and payment terms to the CEO.

5. Direct and supervise project teams, including engineers, foremen, and other site personnel, fostering a collaborative and productive work environment.

6. Make decisions related to project execution, problem-solving, and change management on-site, escalating critical issues to senior management as needed.

7. Approve and authorize change orders within pre-approved limits, and to negotiate change order terms with clients and subcontractors.

8. Represent the company in project-related meetings with clients, architects, engineers, regulatory agencies, and other stakeholders.

9. Enforce safety regulations and ensure compliance with all applicable building codes, environmental standards, and legal requirements.

RESPONSIBILITIES

1. Plan, organize, and direct construction projects from conception to completion, ensuring they are delivered on time, within budget, and to the required quality standards.

2. Develop and manage the project budget, including cost estimation, cost control, and financial reporting.

3. Develop and maintain the project schedule, using project management software and techniques to track progress and identify potential delays.

4. Coordinate with architects, engineers, subcontractors, and clients to ensure clear communication and effective collaboration throughout the project lifecycle.

5. Manage subcontractor and vendor relationships, including procurement, contract administration, and performance monitoring.

6. Supervise and direct project teams, providing leadership, guidance, and support to ensure efficient and effective execution of work.

7. Monitor project progress, identify and resolve issues, and implement corrective actions to keep the project on track.

8. Manage change orders, including assessing cost and schedule impacts, negotiating terms, and obtaining approvals.

9. Ensure compliance with building codes, safety regulations, environmental standards, and other applicable regulations.

10. Prepare and present regular project status reports to clients, senior management, and other stakeholders.

11. Implement and maintain quality control procedures to ensure that work is performed to the required standards.

12. Manage project risks, including identifying potential problems and developing mitigation strategies.
