Job Description: Resident Engineer

We are seeking a Resident Engineer to oversee and maintain the technical operations of our condominium property. The ideal candidate will act as the on-site authority for all engineering and maintenance matters, ensuring the building's systems, facilities, and infrastructure remain safe, efficient, and in excellent condition. This role is critical in providing residents and tenants with a comfortable, secure, and well-maintained living environment.

Key Responsibilities:

  • Act as the primary technical representative for the property, coordinating closely with property management and the homeowners' association.
  • Lead and supervise maintenance teams, contractors, and service providers for routine and emergency repairs.
  • Conduct regular inspections of building systems, including electrical, plumbing, HVAC, elevators, and fire safety equipment, to ensure compliance and reliability.
  • Manage and monitor preventive maintenance schedules to avoid equipment breakdowns and costly repairs.
  • Oversee minor construction, renovation, and fit-out projects, ensuring adherence to timelines, budgets, and quality standards.
  • Troubleshoot and resolve engineering or technical issues efficiently to minimize downtime or inconvenience to residents.
  • Prepare detailed maintenance and incident reports, as well as recommendations for capital improvement projects.
  • Assist in preparing budgets for repairs, upgrades, and maintenance activities.
  • Ensure the property complies with local building codes, safety regulations, and condominium policies.
  • Provide professional advice on technical and operational improvements to enhance property value and resident satisfaction.
  • Be on-call for urgent technical or emergency situations outside regular working hours.

Requirements:

  • Bachelor's degree in Civil, Mechanical, or Electrical Engineering (licensed or registered engineer preferred).
  • Minimum of **6 months to 3 years' relevant experience in condominium, residential property, or building engineering operations**.
  • Solid knowledge of building systems, preventive maintenance, and construction standards.
  • Excellent organizational, leadership, and communication skills.
  • Strong problem-solving abilities and attention to detail.
  • Proficient in Microsoft Office and basic engineering tools or software.
  • Ability to manage multiple priorities and work effectively under pressure.
  • Willingness to work on-site and respond to emergencies after hours.

Preferred Qualifications (Optional):

  • Professional Engineer (PE) license or equivalent certification.
  • Previous experience in high-rise residential or mixed-use developments.
  • Knowledge of condominium association rules, vendor management, and budgeting processes.
