About the role

Here in Wee Community Developers, Inc., a Turnover Engineer is responsible for ensuring the smooth transition of real estate units from construction to the buyers. They oversee the inspection, documentation, and handover process to ensure that units are delivered according to quality standards and client expectations.

What you'll do

1. Joint Inspection & Turnover Inspection

a. Validate inspection requests and make sure that all details are complete prior to inspection

b. Perform unit inspection based on established tolerances. Ensure that all punchlist items and 

all areas are inspected. 

c. Record punchlist details using the Final Punchlist Form. Take photos of items for rectification. 

Identify errors, deviations and defects in the unit. 

d. Discuss punchlist results with the QC Engineer after every inspection (Joint Inspection and 

Turnover Inspection).

e. Sign the Final Punchlist Form.

f. Update Turnover Monitoring Sheet after punchlist activity.

g. Monitor email for notifications for unit inspections.

h. Verify that all punchlist items identified during the Joint Inspection and Turnover Inspections 

are corrected/rectified.

2. Internal Punchlist Scheduling

a. Ensure that joint inspections and turnover inspections are accomplished based on the project timeline.

3. Documentation

a. Ensure that all forms used when performing joint inspection and turnover inspections are 

up-to-date.

b. Ensure that all signatories are complete and correct.

4. Other roles and responsibilities

a. Escalate and discuss issues with Turnover Manager as needed.

b. Assist in Client punchlisting as needed.

c. Ensure that all Turnover Engineer data entered into Smartsheet are correct, complete and 

timely

What we're looking for

  • Graduate with a Bachelor's Degree in Architecture, Civil Engineering, or any related field.
  • Professional License is an advantage
  • With at least four (4) years of related working experience
  • Strong knowledge of construction quality standards and defect identification.
  • Familiarity with building codes, punch lists, and project handover procedures.
  • Excellent attention to detail to ensure quality and compliance.
  • Strong communication and customer service skills to handle client concerns.
  • Problem-solving abilities for quick defect resolution.
  • Organized and time-efficient to manage multiple unit turnovers.
  • Proficient in the use of MS Office applications
  • Willing to start as soon as possible
