OVERVIEW:

The Business Operations Head is responsible for overseeing and optimizing the end-to-end operational performance of the company's real estate projects. This role ensures operational excellence across project delivery, sales support, customer experience, property turnover, and post-sales coordination while aligning business operations with strategic and financial objectives. The position plays a critical leadership role in scaling operations, improving efficiency, and supporting sustainable growth in the Philippine residential real estate market.

KEY RESPONSIBILITIES:

Strategic & Operational Leadership

  • Translate corporate strategy into executable operational plans for residential projects.
  • Lead cross-functional coordination among project development, construction, sales, marketing, finance, and customer service teams.
  • Establish and monitor operational KPIs to ensure timely project completion, quality standards, and cost efficiency.
  • Drive process standardization and continuous improvement across all operational functions.

Project & Development Operations

  • Oversee operational readiness of residential projects from pre-selling to completion and turnover.
  • Ensure alignment between project timelines, construction milestones, and sales targets.
  • Coordinate with technical, construction, and project management teams to address operational risks and delays.
  • Ensure compliance with local regulations, permits, and government requirements (e.g., HLURB/DHSUD, LGUs).

Sales, Turnover & Customer Experience

  • Support sales operations through efficient documentation, reservation, and contract-to-sell processes.
  • Oversee unit turnover, title transfer, and post-sales coordination to ensure a positive customer experience.
  • Improve buyer journey processes from reservation to turnover and after-sales service.
  • Handle escalation of operational and customer-related issues.

Financial & Cost Management

  • Work closely with Finance to manage operational budgets, cost controls, and profitability of projects.
  • Identify cost-saving opportunities without compromising quality or customer satisfaction.
  • Support revenue realization by improving operational efficiency in collections, documentation, and turnover.

People & Performance Management

  • Lead and develop operations, admin, and support teams.
  • Set clear goals, performance metrics, and accountability structures.
  • Build a high-performance, service-oriented operations culture.

Qualifications

Education

  • Bachelor's degree in Business Administration, Management, Engineering, Real Estate Management, or related field
  • MBA or Master's degree is an advantage

Experience

  • Minimum of
    10–15 years
    of progressive experience in real estate, property development, or construction operations
  • At least
    5 years in a senior leadership role
    overseeing multi-functional operations
  • Strong background in
    Philippine residential real estate projects
    , including pre-selling, development, and turnover
  • This role will be based in
    Bacolod
    and may require to travel from time to time including but not limited to the VisMin region as well as in Makati - Head Office.
