Draftsperson (NSW Residential Projects)
Work Setup: Full-time, Work-from-Home
About the Role
We're looking for an experienced Draftsperson with solid background working for Sydney-based architectural, drafting, or residential building companies. This role centres on preparing DA/CDC documentation and full construction drawing sets, ensuring accuracy, compliance, and alignment with NSW planning and building regulations.
This position suits someone with a strong technical foundation in the NSW planning system, Australian Standards, and residential construction methods.
Key Responsibilities
Design & Drafting
- Produce detailed plans including site plans, floor plans, elevations, sections, details, and schedules
- Prepare high-quality documentation for:
- Development Applications (DA)
- Complying Development Certificates (CDC)
- Construction Certificates (CC)
- Full construction plans
- Update drawings based on engineering markups, client feedback, or council requirements
NSW Planning Portal Support
- Prepare lodgement-ready documentation for DA/CDC submissions
- Ensure all plans meet NSW Planning Portal standards (metadata, scaling, labels, PDF requirements)
- Assist in reviewing supporting documentation (BASIX, shadow diagrams, waste plans, surveys, landscape plans, etc.)
Technical Compliance
- Ensure all plans comply with:
- NCC (National Construction Code)
- Australian Standards
- NSW Council LEP/DCPs
- SEPP Housing & Low Rise Housing Diversity Code
- Developer guidelines
- Prepare site analysis including setbacks, site coverage, FSR, overshadowing, cross-ventilation, privacy, and general design compliance
- Coordinate structural, civil, hydraulic, and services information within architectural documentation
Collaboration & Communication
- Work closely with the onshore design manager via Teams or Zoom
- Maintain strict version control and organised file management
- Communicate proactively to clarify missing or unclear design information
- Join virtual design reviews to support alignment with design intent
Work Schedule
- Full-time, 40 hours per week
- Monday to Friday
- Follows Sydney (AEST/AEDT) business hours
Requirements
Must-Have
- 5–10+ years of drafting experience in residential architecture or building design
- Mandatory experience working for Sydney-based companies in the same field
- Advanced Revit skills (modelling, detailing, families, templates, documentation)
- Strong experience preparing DA, CDC, CC, and full construction documentation
- Deep understanding of NSW planning regulations (SEPP, LEP, DCP, NCC)
- Experience preparing plans for NSW Planning Portal submissions
- Strong knowledge of Australian residential construction methods
- Excellent written and spoken English
Highly Desirable
- Experience in custom homes, duplexes, townhouses, or small multi-residential projects
- Knowledge of BASIX and environmental planning requirements
- Experience working with onshore architects, designers, builders, or engineers
