OVERVIEW

The Project Director oversees the end-to-end management of real estate development projects — from land acquisition, planning, and design, through project operations, construction, turnover, and close-out. The role is responsible for driving project success by achieving sales, revenue, construction, and customer satisfaction targets. The Project Director leads cross-functional coordination and ensures projects are completed on time, within budget, and to the highest standards of quality.

QUALIFICATIONS

Educational Background

• Bachelor's Degree in Engineering, Architecture, Business, or a related field

Professional Experience

• At least 10 years of progressive experience in project management, property development, or real estate operations
• Extensive experience in construction management, financial planning, sales coordination, and customer service
• Background in managing large-scale, cross-functional project teams and external partners

Technical Expertise

• Strong knowledge of construction processes, project financials, and sales and marketing coordination
• Skilled in project planning tools, timeline management, and budget oversight
• Fluent in English and Filipino, both written and verbal

Leadership & Communication

• Excellent leadership skills with the ability to manage diverse teams and stakeholdersStrong interpersonal skills to build and maintain relationships with clients, partners, and internal teams
• Outstanding communication and presentation skills

RESPONSIBILITIES

Project Conceptualization and Planning

• Participates in project master planning, conceptual design, and development
• Prepares project development timelines, financial studies, pricing strategies, and payment terms to support property acquisitions
• Coordinates technical due diligence for acquired properties to support project planning
• Manages the preparation and processing of permits and licenses for project launch and construction
• Collaborates with Sales and Marketing to ensure readiness for project launches
• Prepares project approval memos and monitors project scorecards to ensure financial and operational targets are met

Project Operations and Execution

• Drives project operations to meet sales, revenue, construction milestones, and customer satisfaction goals
• Oversees project launches and ensures alignment with approved sales and marketing strategies
• Monitors construction progress, project financials, and sales performance against targets
• Identifies and recommends corrective actions for any deviations in project scope, schedule, or budget

Project Delivery and Turnover

• Ensures timely and smooth turnover of residential units, common areas, and building equipment
• Leads project close-out activities and oversees post-construction budget management
• Coordinates with Property Management, Buyer Turnover Group, and Customer Service teams to address turnover and post-delivery concerns

Set-Up: On-Site

Location: Makati City (Main Office) and Cavite City (Site)

Hours: 9AM to 6PM (Monday to Saturday)

Salary Range: Php 150,000 to Php 200,000
