Property Maintenance and Improvement Officer

The Property Maintenance and Improvement Officer is responsible for managing the overall maintenance operations and property enhancement initiatives of residential and commercial developments, including both horizontal subdivisions and vertical condominium buildings. This role ensures that all common areas, facilities, utilities, and assets are well-maintained, safe, and aligned with community standards and developer expectations. The Section Head leads a team of maintenance personnel and coordinates with third-party contractors for repairs, upgrades, and capital improvement projects.

1. Review and safekeep contractors contract documents, warranty certificate, and certificate of completion.

2. Prepares work estimates, quantity take-off, compute construction costs.

3. Consider materials cost and manpower cost.

4. Prepare Bill of Materials/Bill of Quantity.

5. Request contractor's quotation based on prepared BOM/BOQ.

6. Evaluate bids proposal and create evaluation reports.

7. Provide project budgets.

8. Evaluate contractor's progress billing.

9. Performs risk management and cost control.

10. Coordinate contractors project real time cost.

11. Do site and field work from time to time.

12. Do pre and post punch listing and evaluations.

13. Evaluate request for payments, recommend approval with regards to progress billing.

14. Handles additional duties which may be assigned from time to time.

Qualifications;

  1. Graduate of Mechanical or Electrical Engineer

  2. Must have atleast 4 years experience in the same field.

  3. Must be able to start ASAP.
