Position Objective: Main role of this position is to assist Project Manager to ensure the safe, efficient, and sustainable operation, maintenance, and improvement of the property's facilities and systems by applying engineering expertise, technical skills, and preventive maintenance practices. The Property Engineer will oversee building systems, manage repairs, coordinate contractors, and ensure compliance with all relevant standards and regulations, supporting the property's value, functionality, and tenant satisfaction

Roles and Responsibilities

1. Property Operations & Maintenance

  • Supervise the daily operation of property systems, including electrical, mechanical, plumbing, HVAC, and fire protection.
  • Implement preventive maintenance programs to minimize downtime and extend equipment life.
  • Monitor energy and water consumption to recommend efficiency improvements.

2. Repairs & Troubleshooting

  • Diagnose and resolve technical issues affecting building systems.
  • Coordinate and oversee repairs performed by MST.
  • Ensure all works are performed to quality, safety, and regulatory standards.

3. Compliance & Safety

  • Ensure adherence to local building codes, safety regulations, and environmental standards.
  • Conduct regular inspections to identify hazards and recommend corrective actions.
  • Maintain updated records of safety inspections, permits, and compliance certificates.

4. Contractor & Vendor Management

  • Source, evaluate, and negotiate with contractors and suppliers for maintenance and repair services.
  • Supervise contractors' work to ensure compliance with project specifications and timelines.
  • Review and approve service reports and invoices for accuracy.

5. Budgeting & Resource Management

  • Assist in preparing maintenance and capital improvement budgets.
  • Track expenditures and manage resources effectively to optimize operational costs.
  • Recommend cost-effective solutions for repairs and upgrades.

6. Project Implementation

  • Support renovation, retrofitting, and improvement projects from planning to completion.
  • Provide technical input on materials, specifications, and engineering solutions.
  • Monitor project progress and report to management.

7. Documentation & Reporting

  • Maintain detailed records of maintenance activities, equipment logs, and repair histories.
  • Prepare regular reports on facility conditions, maintenance performance, and project status.
  • Recommend long-term improvement plans based on asset condition assessments.

Financial and Non-Financial Measures:

Estimation for construction materials and labors

  • Purchasing and procurement
  • Summary of expenses and liquidation of budget
  • Payroll and billing

Minimum Job Requirements:

  • Civil Engineering Graduate
  • Specialized knowledge
  • Skills (CAD, Sketch-up, Excel, MS Word)
  • Abilities (Billing evaluation, manpower handling)
  • Other characteristics such as personal characteristics
  • Professional Certification
  • At least 2 years' experience in Property Management
