Position: Quantity Surveyor (Architectural & Structural Focus)

Role Summary

As a Quantity Surveyor (QS), you will be instrumental in overseeing all cost-related aspects of our architectural and structural projects—ranging from concept and design development through to final handover. You'll ensure projects are delivered on time, within budget, and to the required quality.

Key Responsibilities

• Pre-Contract Phase
• Quantify architectural and structural elements from design drawings, BIM models, and specifications.
• Develop detailed Bills of Quantities (BOQs) for structural systems, architectural finishes, and MEP interfaces.
• Prepare cost estimates at various project stages (concept, preliminary, tender).
• Analyze contractor bids and provide recommendations.

Contract Administration

• Assist in contract documentation and negotiation.
• Clarify technical requirements with architects, structural engineers, and contractors.
• Manage variations, claims, and change orders.
• Monitor contractual obligations, milestones, and financial cash flows.

Cost Control & Reporting

• Provide regular cost forecasts and highlight potential budget concerns.
• Track project expenditure versus budget; prepare monthly cost reports.
• Identify and report on cost-saving and value-engineering opportunities.
• Implement cost control policies and procedures.

Final Accounts & Project Closeout

• Prepare final accounts and reconcile actual costs.
• Negotiate final settlements with subcontractors and suppliers.
• Archive cost records and produce project cost summaries.

Stakeholder Collaboration

• Liaise with architects, structural engineers, project managers, and external contractors.
• Provide procurement support—prepare and manage subcontractor packages.
• Ensure technical and contractual alignment across departments.

Required Qualifications

• Bachelor's degree in Civil Engineering and Architecture or related discipline.
• Professional certification/licence (e.g. RICS, CIQS, AACEi) is an advantage.

Experience & Skills

• 3–7 years of QS experience with emphasis on architectural and structural works.
• Proficiency in measuring and estimating structural elements: concrete, steelwork, foundations, load-bearing walls, etc.
• Familiarity with architectural finishes, façade systems, insulation, and interior fit‑outs.
• Strong command of cost databases and estimating tools (e.g., CostX, Bluebeam, Cubit, PriMus).
• Excellent technical understanding of architectural and structural drawings, BIM (Revit) a plus.
• In-depth knowledge of FIDIC, NEC, or JCT contracts.
• Financial acumen—budget planning, cash flow forecasting, cost reporting.
• Strong negotiation and analytical skills.
• Excellent written and verbal communication; capable of stakeholder engagement.
• Detail-oriented with strong problem-solving ability.

Job Type: Full-time

Pay: Php20, Php35,000.00 per month
