Paralegal (Land/Site Acquisition)

JOB SUMMARY
The Paralegal ensures all land acquisition activities, contracts, and documents comply with laws, regulations, and company policies. The role supports due diligence, prepares and reviews legal documents, coordinates with external counsel, and maintains legal records to safeguard the company's interests and ensure all property transactions are legally sound and aligned with company objectives.
PRINCIPAL DUTIES
1. Legal Documentation, Research, and Review
- Draft and review land acquisition legal documents such as Deed of Sale, Memorandum of Agreements, etc.
- Ensure all contracts, permits, and acquisition documents conform to legal standards and company procedures before execution.
- Prepare legal correspondence, board resolutions, and other supporting documents required by management.
- Maintain compliance with relevant property, land, and real estate laws, as well as internal company policies.
2. Due Diligence and Research
- Conduct legal due diligence on prospective properties, including verification of titles, encumbrances, easements, and ownership history.
- Research laws, regulations, and government issuances affecting land acquisition, zoning, and property development.
- Identify and report potential legal risks or issues related to target properties.
3. Legal Coordination & Compliance
- Collaborate with legal counsel to oversee title transfers, contract reviews, permitting issues, and dispute resolution.
- Ensure all land transactions and management activities comply with local and national regulations.
- Coordinate with the concerned departments to ensure legal compliance and documentation aligns with project requirements and regulatory standards.
Coordinate with government agencies, notaries, and external legal counsel regarding property registration, tax declarations, and other compliance requirements.
Perform other related duties as may be assigned by superior from time to time.
JOB SPECIFICATIONS
Education: Bachelor's degree in Legal Management, Law, Political Science, or a related field; A student of law is a plus.
Experience: At least two (2) years of relevant experience in legal documentation, preferably in land acquisition.
Competencies:
- Keen understanding and knowledge of land laws, real estate regulations, and related legal processes related to real estate land transactions.
- Strong negotiation, review, analytical, and legal drafting skills.
- Strong interpersonal skills to effectively interact with landowners, government agencies, and internal teams.
- Ability to sustain high performance and sound judgment under pressure, particularly in navigating intricate legal and land-related processes.
- With precise attention to detail and organization
- Willing to be assigned in Lucena City, Quezon
