Job Summary :

Assists in the comprehensive sales performance review for all FLI/FNG projects, and provides recommendations to improve sales velocity, as necessary.

A. DETAILED WORK FUNCTIONS

  1. Initiates the sales review/analysis on the overall sales performance of FLI projects, which includes but not limited to:

  2. Actual sales over target achievement per project and per division monthly, and makes recommendations, as necessary.

  3. Actual sales take up – overall sales, per unit type, per zone, per payment term,
  4. Salesforce performance (in-house and brokers), and what motivate and/or limit them in pushing sales for the project, specific unit types, and/or payment terms.
  5. Per unit type comparison (layout, location, orientation, parking concern, comparative price per sqm. )
  6. Buyers' profiles as to help in tapping the right market (who and where is the market)
  7. Competitors' survey
  8. Market research and trends.

  9. Assists in the design and implementation of strategic and tactical sales and marketing plans (buyers' promos, sellers' incentives, marketing campaigns) to ensure hitting of sales targets on assigned projects.

  10. Generates sales data and drafts all management required reports for all FLI projects.

  11. Liaises with PPD on all the sales requirements for FLI projects (pricelists, term sheets, discounts, sales promos for both buyers and sellers), and does the necessary recommendations, as applicable.

  12. Does FGDs with the sales teams with intent that all concerns pertaining in the project/s are addressed to checks the accuracy of the investment proposals, prior to release for sellers' use, as versus approved pricelist, term sheer, and promos, if any

  13. Disseminates approved promo memos, price increases, new payment terms, and other sales planning related memos to sellers on assigned projects.

  14. Liaises with Marketing on the support and awareness campaigns necessary to push sales on assigned projects.

  15. Ensures that sellers are equipped in closing sales for FNG projects – updated IPs, floor plans, layouts.

  16. Performs other related functions on data and inventory management.

  17. Attends and assists in sales events/project launches.

  • 3-5 years' experience in real estate in supervisory position
