Complex Manager

The Complex Manager is responsible in ensuring all equipment onsite are 100% operational, regulatory permits and licenses are updated. He is also responsible for the preparation of OPEX/CAPEX for the engineering management of the property.

The Engineering Manager is also in-charge reviewing all service and preventive maintenance contracts for the property, ensuring that the best interest of the property is protected.

JOB DUTIES AND RESPONSIBILITIES

• Monitors the operation and maintenance of all major mechanical/electrical equipment including its accessories and support machinery; monitoring includes checking all mechanical/electrical maintenance activities, review maintenance reports and checklist, and a thorough inspection of all mechanical/electrical equipment in a regular basis.

• Evaluates equipment breakdown and conduct basis mechanical/electrical troubleshooting.

• Monitors Servicing Bond of all mechanical/electrical maintenance service contractors; this includes a regular/periodic inspection on the quality and timeliness of service rendered, review and evaluation of all mechanical service reports, evaluation of contractor and supplier proposals.

• Supervises and monitors the performance of service contractors.

• Directs the implementation of all technical operations and services.

• Schedules, implements and oversees preventive maintenance programs.

• Monitors inventory of materials for repair and maintenance of facility and equipment.

• Assists the Sr. Operations Manager in ENERCON planning and implementation.

• Monitors and reviews all utility readings of maintenance, provide technical analysis for water and electrical discrepancies and drastic fluctuations.

• Proposes electricity and water savings initiatives.

• Prepares technical/incident report and recommendation.

• Collates daily accomplishment report of technician.

• Handles technical inquiries and requests.

• Maintains equipment records/history.

• Assists the Sr. Operations Manager in his regular building inspection of the following: Fire Safety, Housekeeping, and Equipment Maintenance.

• Acts as safety officer who will ensure the strict implementation of safety policies and procedures.

• Assists in budget and report preparation by providing necessary data, records and other technical information about the building and its equipment.

• Updates general file general of all major mechanical/electrical equipment, its accessories, and support machinery.

• Spearheads and manages all approved CAPEX projects and ensures that all conditions set in Terms of Reference are complied with.

• Verifies and ensures complete documents in filing Purchase Requisitions and monitors approval flow to ensure release of Purchase Order within agrees turn around time.

• Conducts monitoring of power factor and kilowatt hour consumption of the building to ensure that Building Factor goes not below 90%.

• Updates Equipment Record File: this includes proper documentation and record filing equipment of manuals, PM routines, maintenance checklist and other pertinent data.

• Manages policies pertaining to handling of all technical documents, tools and equipment, and critical supplies of the property.

JOB QUALIFICATIONS

• Must be a licensed Mechanical or Electrical engineer;

• At least 5 years experience in Real Estate projects in a managerial or supervisory position handling the following:

• Property budget and forecast creation

• Legal and Regualtory Compliance to Government Agencies and Departments

• Provisions of DENR and LLDA requirements

• Manpower Management

• Engineering Evalution

• Project Management

• Must be a trained Safety Officer/Safety Practitioner;

• With adequate experience in logistics and warehouse management
