Job description:

Position Objective: As the Project Manager for construction, operations, and maintenance, your primary goal is to oversee and manage all aspects of ongoing projects related to commercial buildings, residential properties, and existing facilities. From initial planning through to execution, completion, and ongoing maintenance, you will ensure that projects are delivered efficiently, within budget, compliant with safety rules and to the highest standards of quality. Your role is pivotal in coordinating various stakeholders, maintaining operational excellence, and optimizing the long-term functionality of properties and facilities. This role requires exceptional organizational skills, leadership capabilities, and a comprehensive understanding of construction processes and maintenance protocols.

1. Project Planning and Execution

  • Develop comprehensive project plans outlining scope, objectives, deliverables, timelines, and resource allocation.
  • Coordinate with stakeholders including architects, engineers, contractors, and vendors to ensure alignment with project requirements.
  • Supervise and monitor construction activities, ensuring adherence to schedules, budgets, and quality standards.
  • Implement effective project management methodologies to drive efficiency and productivity.
  • Lead project teams through all phases of construction, operations and maintenance.

2. Budgeting and Cost Control

  • Prepare and manage project budgets, tracking expenses, and forecasting costs.
  • Identify cost-saving opportunities and implement measures to optimize project expenditures.
  • Negotiate contracts with suppliers, subcontractors, and service providers to secure favorable terms.

3. Risk Management

  • Identify potential risks and develop mitigation strategies to minimize project disruptions.
  • Monitor safety protocols and ensure compliance with regulatory requirements to mitigate safety hazards.
  • Address any issues or challenges that may arise during the course of projects, employing proactive problem-solving techniques.

4. Team Leadership and Collaboration

  • Lead project teams, providing guidance, direction, and support to ensure cohesive collaboration and effective communication.
  • Foster a culture of accountability and excellence, motivating team members to achieve project objectives.
  • Conduct regular meetings and progress reviews to keep stakeholders informed and address any concerns or challenges promptly.

5. Quality Assurance

  • Establish quality control processes and standards to uphold the highest levels of craftsmanship and construction integrity.
  • Conduct inspections and audits to verify compliance with specifications and regulatory requirements.
  • Implement corrective actions as necessary to address deviations from quality standards.

6. Client Relationship Management

  • Serve as the primary point of contact for clients, maintaining open lines of communication and providing regular updates on project status.
  • Address client inquiries, requests, and feedback in a timely and professional manner, ensuring client satisfaction and retention.
  • Identify opportunities for additional services or upgrades to enhance client value and generate repeat business.

7. Operations and Maintenance Management

  • Develop and implement maintenance schedules and protocols for existing properties and facilities.
  • Oversee routine inspections, repairs, and preventive maintenance activities.
  • Ensure compliance with regulatory requirements, safety standards, and environmental regulations.
  • Identify opportunities for operational improvements and cost-saving measures.

  • Minimum Qualification:

    Bachelor's degree in civil engineering, architecture, mechanical, electrical, construction management, or related field (Licensed)

  • Specialized Knowledge
  • Skills (AutoCAD, Sketch-up, Excel, MSword)
  • Abilities (Billing evaluation, manpower handling)
  • Other characteristics such as personal characteristics
  • Professional Certification
  • At least 5 years in Vertical and Horizontal Projects
  • Comprehensive understanding of construction processes, maintenance practices, and regulatory requirements.
  • Ability to manage multiple projects simultaneously and prioritize completing demands effectively.
  • Strong leadership, communication, and interpersonal skills
