
Real Estate Documentary Team lead

We are seeking an experienced Real Estate Documentary Team lead to manage and process all documentation related to land transactions, with a focus on raw and agricultural lands. This includes land titling, title transfers, land conversion, reclassification, due diligence, and ensuring regulatory compliance. The role requires strong attention to detail, legal knowledge, and excellent coordination skills to facilitate smooth and legally compliant property transactions.
Key Responsibilities:
1. Land Titling & Ownership Documentation
- Process land titling and title transfers for raw and agricultural lands in compliance with legal requirements.
- Handle Free Patent, Homestead, and other agricultural land titles under DENR and DAR regulations.
- Liaise with LRA, Registry of Deeds, and LGUs for title verification and processing.
- Prepare and review legal documents such as Deeds of Sale, Deeds of Donation, and Extra-Judicial Settlements.
2. Land Conversion & Reclassification
- Manage land use conversion applications with DAR for agricultural-to-residential/commercial/industrial use.
- Coordinate reclassification applications with HLURB and LGUs.
- Ensure compliance with CLUP, zoning laws, and environmental regulations.
- Assist in obtaining Land Use Conversion Certificates, Special Patents, and Agrarian Reform Clearances.
3. Documentation & Due Diligence
- Verify ownership, tax declarations, and encumbrances during due diligence.
- Maintain organized records, including land surveys, tax declarations, and cadastral maps.
- Coordinate with law firms, notaries, and government agencies for compliance and notarization.
4. Regulatory Compliance & Government Liaison
- Secure necessary permits and certifications from CENRO, DENR, DAR, LRA, HLURB, and LGUs.
- Ensure timely payment of RPT and compliance with BIR regulations.
- Handle estate settlements for inherited properties and facilitate smooth title transfers.
5. Client & Stakeholder Coordination
- Advise clients on documentation procedures and requirements.
- Coordinate with developers, landowners, agrarian reform beneficiaries, brokers, and buyers/sellers.
Qualifications:
- Education: Bachelor's degree in Real Estate Management, Business Administration, Legal Management, or related field.
- Experience: 5+ years in land documentation, titling, and compliance (agricultural land experience preferred).
- Technical Knowledge: Strong understanding of Philippine land laws, agrarian reform policies, and regulatory processes with CENRO, DENR, DAR, LRA, HLURB, ROD, and LGUs.
- Skills: Attention to detail, excellent organizational skills, strong communication, and negotiation skills. Proficient in Microsoft Office and document management systems.
