Job Responsibilities:

I. Site Sourcing Activities:

  • Coordinate with brokers and landowners to gather property data, evaluate sites, and conduct inspections;
  • Prepare reports and manage broker communications including scheduling meetings and sending updates;

II. Negotiation:

  • Prepare proposals, contracts, and identify issues related to the property (e.g. tenants, taxes etc.);
  • Provide research and insights to support negotiation with decision makers;

III. Business Planning:

  • Conduct market research, competitor analysis, an d site visits to gather essential data.
  • Present gathered data for analysis and decision making.

IV. Documentation:

  • Procure primary property documents (title, tax declarations, etc.) and additional legal documents as needed;
  • Ensure accurate and complete records for each property acquisition.

V. Permits and Licensing:

  • Prepare and submit permit applications, ensuring compliance with regulatory requirements;
  • Maintain permit records and assist in issue identification and resolution.
  • Monitors and facilitates assigned projects for Mindanao Region where permits are currently being processed (such as procurement, gathering, and submission of requirements to various government agencies for various permits and licenses)
  • Acquisition of properties for development.
  • Conducts market study of project sites, including business plans, permits projection, strategy-making, and validation.
  • Conducts feasibility studies, relating to the projects, legal, technical, and financial aspects.
  • Negotiating and closing deals. Executing the deals, and terms, in coordination with partners, government agencies, and other key players.

Job Qualifications:

  • Preferably Industrial Engineering or other Engineering courses/ Property Development/Real Estate or equivalent;
  • Strong organizational skills and attention to details;
  • Has excellent communication skills for coordinating with landowners, brokers, and internal team;
  • Must have at least 2-year working experience in real estate and business process permits.
  • Must be willing to travel and be assigned out of town
  • Preferably with Driver's License R1/2
  • Can start ASAP
  • Full-Time position(s) available.

Job Types: Full-time, Permanent

Pay: Php25, Php28,000.00 per month
