Job Overview

Assist in the optimization of commercial building properties and land leases to maximize merchant sales, property occupancy, and rental revenues. Develop strong relationships with merchants.

Key Responsibilities
  • Contribute to day-to-day operations, building management, and maintenance of commercial building properties and land leases.
  • Implement enhancement programs for malls in accordance with management's directives.
  • Monitor market conditions and trends, spaces for lease, and conduct viewings of available spaces with prospective tenants.
  • Establish rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Monitor operating expenses and ensure they are within budget.
  • Prepare periodic reports on leasing activities, retail operating expenses, P&L budget to management.
  • Act as an account manager for all tenants which involves negotiation of lease conditions, daily coordination with tenants to identify and resolve issues, implementation of lease Terms and Conditions, and ensuring their safety and security.
  • Seek out first-to-market brands and new concepts.
  • Coordinate with marketing teams in development and implementation of marketing events and activities.
Qualifications
  • Bachelor's degree in a related field such as Marketing or Business Administration.
  • At least three (3) years of experience in mall leasing and/or operations, administration of real estate development and management work.
  • Knowledge of basic accounting principles.
Requirements
  • Proficient in MS Excel and PowerPoint.
  • Strong communication and interpersonal skills.
  • Skilled in financial and technical risk analysis.
  • Negotiation skills.
  • Familiarity with applicable local and national laws and regulations related to leasing.
  • High level of organization and attention to detail.
  • Strong presentation skills.
