Responsibilities
  • Manage Accounting Functions:
    • Maintain accurate accounting records for all properties under management.
    • Process accounts payable and receivable, including rent collection, vendor payments, and payroll for property staff.
    • Prepare and reconcile bank statements and general ledger entries.
  • Financial Reporting:
    • Generate monthly, quarterly, and annual financial reports, including profit and loss statements, balance sheets, and cash flow reports.
    • Report regularly to property owners, providing a clear summary of each property's financial standing.
    • Provide financial insights and analysis to support strategic decision-making for property management and development.
  • Budgeting & Forecasting:
    • Develop and manage property budgets, ensuring adherence to financial goals.
    • Track actual expenditures against budgeted amounts and recommend adjustments as necessary.
    • Work closely with property management and owners to forecast future financial needs and optimize cash flow.
  • Auditing & Compliance:
    • Conduct regular internal audits to ensure compliance with company policies and legal regulations.
    • Assist in coordinating external audits and ensure all financial records are ready for inspection.
    • Maintain knowledge of property management financial regulations and apply best practices to all financial operations.
  • Tax & Regulatory Filings and Permits:
    • Prepare and submit property-related tax filings and ensure compliance with local tax regulations.
    • Work with external tax advisors as needed to optimize tax positions for each property.
    • Secure needed permits/compliance documents for financial operations.
  • Financial Planning & Strategy:
    • Analyze market trends and property performance metrics to provide insights for financial growth.
    • Recommend improvements and cost-saving measures to maximize profitability for each property.
    • Collaborate with senior management and property owners on investment strategies, financing options, and risk management.
