Property Engineer - Facilities and Equipment Management

The Property Engineer will provide augmentation to managed properties to ensure proper, orderly, cost-effective, and timely execution of the operation and maintenance of all building systems, facilities, and equipment.

Job Description:

Key Responsibilities:

  • Contribute to testing, commissioning, and punch listing of building equipment and systems, common areas, and technical facilities.
  • Attend Project Technical Group Meetings to provide inputs and raise potential operational concerns.
  • Develop and update equipment databases.
  • Create a 52-week Comprehensive Preventive Maintenance Schedule.
  • Develop the Technical Profile of the Building.
  • Source skilled technicians for the project's technical staff.
  • Consolidate equipment, permits, and licenses.
  • Supervise Shift Engineers and technical staff to ensure proper execution of maintenance tasks.
  • Oversee the operation of all systems and equipment in the project's common areas and facilities.
  • Prepare and oversee maintenance programs for various building systems and equipment.
  • Maintain and update technical records, manuals, plans, and related documents.
  • Recommend upgrades and energy conservation initiatives to enhance operations and cost savings.
  • Ensure timely renewal of necessary permits and licenses.
  • Assist in preparing the Annual Budget (OPEX and CAPEX).
  • Manage engineering materials, spare parts, inventories, tools, and equipment.
  • Review documents prior to billing services rendered.
  • Review renovation plans and implement guidelines for residential renovations.
  • Supervise service providers, contractors, and suppliers to meet Service Level Agreements.
  • Coordinate with utility providers to ensure service standards.
  • Make informed engineering decisions with approval from the Property Manager.
  • Respond to residents' engineering needs and concerns.
  • Provide incident reports and monthly engineering reports covering operational metrics.
  • Monitor utility consumption and manage billing processes.
  • Participate in special projects and tasks related to the position.

Requirements:

  • Registered Electrical or Mechanical Engineer
  • Minimum 2 years relevant experience
  • Knowledge in Building Facilities and Equipment Management
  • Strong customer service, communication, and computer skills
  • Decisive, detail-oriented, efficient, and trustworthy
  • High sense of urgency and good organizational skills
  • Ability to work independently and as part of a team
