**Job Summary:**

The Project Development Head is a key position responsible for the development of projects from inception to completion. They oversee the analytical aspects of projects, including market and target analysis, site analysis, and financial feasibility. The ideal candidate should have excellent marketing skills and be able to conceptualize and implement effective marketing campaigns.

**Key Responsibilities:**

Project Inception
  • Recommend the highest and best use of the property based on market and competitor analysis.
  • Maximize the site's physical attributes to produce the best value of inventory considering development costs.
  • Prepare financial feasibility studies for assigned projects.
Project Planning
  • Develop conceptual briefs for projects, including theme or concept of architecture, product type, competitive benchmark, schedule or timelines, zoning requirements, open spaces, and amenities.
  • Coordinate with Permits and Licenses for necessary permits prior to project commencement or construction.
Project Implementation
  • Analyze financial performance between budgeted and actual costs for projects.
  • Develop budgets for sales and marketing new and existing projects.
  • Adjust sales activities based on allotted budget and reallocate as needed.
  • Formulate sales and marketing programs and prepare sales forecasts for various projects.
  • Determine price lists and recommend new pricing levels as needed.
  • Upload project inventory to FREBAS system.
  • Supervise and regularly update inventory in the system.
  • Direct implementation of promotions and incentives for sellers and buyers and analyze their effectiveness.
  • Supervise effective sales activities to achieve productivity targets.
  • Conduct meetings, interviews, and trainings with brokers as needed.
  • Coordinate travel/trip arrangements, training schedules, and meeting schedules with sales teams, brokers, clients, and other departments.
  • Supervise all administrative requirements, policies, procedures, and HR/admin-related activities.
  • Ensure productivity of open houses and other sales and marketing activities.
  • Review and recommend acceptable EAMs for approval.
  • Conceptualize marketing ideas based on target and market analysis.
  • Direct fast and efficient preparation of communication and/or marketing plans and ensure proper execution of all marketing campaigns in all channels.
  • Monitor quality and quantity of all marketing collaterals from creation to production.
  • Program Order to Construct (OTC) to ensure fast and efficient completion/delivery of projects.
Project Turnover
  • Oversee entire turnover process and monitor turnover and acceptance rates of customers.
  • Set quality standards and timetables to ensure smooth turnover of units to customers.
Property Management
  • Manage maintenance funds (collection and disbursement).
  • Coordinate and manage work of other units involved in projects.
  • Facilitate formation of Home Owners Association or Condo Corp.
