Job Summary:

The Project Development Head oversees the development of projects from inception to completion, ensuring their financial stability. Responsible for analytical aspects, including market and target analysis, site analysis, and financial feasibility. Develops effective marketing campaigns and forecasts sales to guarantee project success.

Key Responsibilities:

Project Inception
  • Determine the highest and best use of a property based on market and competitor analysis.
  • Maximize a site's physical attributes to produce the best value from inventory while considering development costs.
  • Prepare financial feasibility studies for assigned projects.
Project Planning
  • Create a conceptual brief for each project, including theme, architecture, product type, competitive benchmark, schedule, zoning requirements, open spaces, and amenities.
  • Collaborate with Permits and Licenses to obtain necessary permits before construction begins.
Project Implementation
  • Analyze and compare budgeted costs and expenses with actual costs and expenses for each project.
  • Develop budgets for sales and marketing new and existing projects.
  • Adjust sales activities according to allocated budgets and reallocate funds as needed.
  • Create sales and marketing programs and prepare sales forecasts for various projects.
  • Determine price lists and recommend new pricing levels when necessary.
  • Upload project inventory to the FREBAS system.
  • SUPERVISE AND REGULARLY UPDATE THE INVENTORY IN THE SYSTEM.
  • Implement promotions and incentives for sellers and buyers, analyzing their effectiveness.
  • OVERSEE EFFECTIVE SALES ACTIVITIES TO ACHIEVE PRODUCTIVITY TARGETS.
  • Conduct meetings, interviews, and trainings with brokers as required.
  • Coordinate travel arrangements, training, and meeting schedules with sales teams, brokers, clients, and other departments.
  • Supervise administrative requirements, policies, procedures, and HR-related activities.
  • Evaluate productivity of open houses and other sales and marketing activities.
  • Review and recommend acceptable EAMs for approval.
  • Develop marketing concepts based on target and market analysis.
  • Direct the preparation of communication and/or marketing plans, ensuring proper execution of all marketing campaigns in all channels.
  • Monitor quality and quantity of marketing materials from creation to production.
  • Program Order to Construct (OTC) to ensure efficient project completion.
Project Turnover
  • Oversee the entire turnover process and monitor customer acceptance rates.
  • Establish quality standards and timetables for smooth unit handovers to customers.
Property Management
  • Manage maintenance funds (collection and disbursement).
  • Cordinate work of other units involved in the project.
  • Facilitate formation of Home Owners Association or Condo Corp.
