Duties and Responsibilities

LAND ACQUISITION
. Prepares the initial financial runs to be used as basis for acquisition
. Coordinates the implementation on the technical due diligence of acquired properties, in preparation for the project conceptual planning.

PROJECT CONCEPTUALIZATION AND PLANNING
. Participates in the planning process
. Prepares the project development timeline based on parameters provided by the Cluster Heads and/or Project Director
. Participates in the completion and ensures accuracy of the project plans Concept Design, Schematic Design, Design Development and Final Construction Drawings
. Prepares the requirements for the application and processing of permits and licenses needed prior to the launch and construction of the project.
. Coordinates the project launch requirements with Sales and Marketing Departments
. Prepares the project financials necessary for the launch
. Monitors the project scorecard and ensures budget commitments are met
. Prepares the approval to launch memo
. Comes up with the project pricing strategy and prepares the pricelist and payment terms

PROJECT OPERATIONS
. Ensures execution of launch plans
. Regularly monitors:
. Construction progress and achievements of time, quality and cost targets
. Project financials to ensure achievement of committed profit margin
. Agreed and approved sales and marketing strategies and sales targets
. Recommends courses of action in case of deviations in al aspects

. Residential units to the buyers in coordination with Engineering Department and Buyer Turnover Group
