Key Responsibilities:

  1. Lease Management:
    • Prepare and manage lease agreements, ensuring they comply with legal requirements.
    • Negotiate lease terms with prospective tenants, including rental rates, lease duration, and special conditions.
    • Renew existing leases, ensuring all parties are in agreement and any changes to terms are documented.
  2. Marketing Properties:
    • Advertise available properties through various platforms (online listings, signage, social media, etc.).
    • Show properties to prospective tenants and highlight key features.
    • Provide information about rental terms, building amenities, and local area features to potential tenants.
  3. Lease Negotiations and Administration:
    • Handle negotiations with prospective tenants regarding rent, terms, and other conditions of the lease.
    • Draft and ensure all lease documentation is completed accurately and signed by both parties.
    • Monitor the lease term and manage renewals, terminations, or rent adjustments.
  4. Tenant Relations:
    • Serve as the point of contact for tenants, addressing any questions or concerns regarding their lease.
    • Resolve tenant complaints or disputes and ensure their needs are met in a timely manner.
    • Coordinate with maintenance teams to ensure that any property issues are addressed promptly.
  5. Collection and Reporting:
    • Monitor rental payments and follow up on late payments.
    • Ensure that rent collection processes are followed and assist with enforcing terms of the lease if needed.
    • Maintain records of lease agreements, tenant interactions, and rental payments.
  6. Compliance and Legal Responsibilities:
    • Ensure that all leases comply with local, state, and federal laws and regulations.
    • Stay updated on changes in leasing laws and real estate regulations to avoid legal issues.
  7. Property Inspections:
    • Conduct regular property inspections to ensure that tenants are taking care of the property.
    • Document the condition of properties during move-in and move-out to assess for any damages.

Skills and Qualifications:

  • Communication: Strong verbal and written communication skills for interacting with both tenants and property owners.
  • Negotiation Skills: Ability to negotiate lease terms and resolve conflicts between tenants and property owners.
  • Customer Service: Ability to build and maintain positive relationships with tenants and landlords.
  • Attention to Detail: Ability to manage multiple lease agreements and ensure all documentation is accurate.
  • Organizational Skills: Capable of handling various tasks at once, such as lease negotiations, paperwork, and property showings.
  • Legal Knowledge: Familiarity with real estate laws, lease agreements, and tenant rights.
  • Tech-Savvy: Proficiency in property management software, CRM systems, and standard office software.
