Cluster Project Development Head NCR East

The Cluster Head is directly involved in the development of the clusters projects from inception to completion and turnover of the property. Drives cluster growth by focusing on sales, operational efficiency and profitability. Responsible for the analytical aspects of the projects including market and target analysis, site analysis, financial feasibility, among others. Conceptualizes and implements marketing campaigns and is responsible for sales forecasting to ensure financial stability of the projects under the cluster. Oversees people management, training and succession planning.

PROJECT CONCEPTUALIZATION
  • Recommends the highest and best use of the property based on market and competitor scan.
  • Maximizes the site's physical attributes to produce the best value of Inventory considering development costs.
  • Prepares financial feasibility of the assigned project.
PROJECT PLANNING
  • Prepares conceptual brief of the project, including theme or concept of architecture, product type, competitive benchmark, schedule/timelines, zoning requirements, open spaces and amenities.
  • Drives project planning and design to deliver the best product offering and specifications that meet cost and price targets for the target market.
  • Coordinates with Permits and Licenses for all necessary permits prior to commencement/construction.
PROJECT IMPLEMENTATION
  • Prepares financial analytical review comparing budgeted costs and expenses to actuals.
  • Conceptualizes marketing ideas based on target and market analysis.
  • Formulates sales and marketing programs and prepares sales forecasts for various projects.
  • Sets price lists and recommends new pricing levels as needed.
  • Directs the implementation of promos and incentives for sellers and buyers and analyzes effectiveness.
  • Supervises sales activities to achieve productivity targets.
  • Ensures productivity of open houses and other sales/marketing activities.
  • Supervises inventory management of cluster projects.
  • Oversees Contractor and PMCM adherence to the Projects Master Delivery Schedule.
  • Supervises administrative requirements, policies, procedures and HR/admin-related activities.
PROJECT TURNOVER
  • Oversees the turnover process and monitors turnover and acceptance rate of customers.
  • Sets quality standards and timetable to ensure smooth turnover of units to customers.
PROPERTY MANAGEMENT
  • Manages maintenance fund (collection and disbursement).
  • Coordinates and manages the work of other units involved in the project.
  • Facilitates the formation of Home Owners Association or Condo Corp.
  • Oversees conveyance of the project to the Condo Corp.
SALES AND MARKETING
  • Approves, monitors and oversees the budget for Sales and Marketing (S&M) for new and existing projects of the cluster.
  • Approves the Go To Market Plan for new projects and sustaining Marketing Plan for existing projects.
  • Creates and implements Sales Plan and growth strategies for the cluster.
  • Conducts meetings, interviews and trainings with Sales Partners and Brokers as needed.
  • Adjusts sales activities based on the allotted budget and reallocates budget as needed.
  • Supervises the placement of effective visuals to generate greater project awareness.
  • Directs the preparation and execution of marketing plans and campaigns across channels.
  • Monitors the quality and quantity of all marketing collaterals from creation to production.
Qualifications
  • Bachelor's degree in Real Estate, Business Administration, or related field.
  • Minimum 10-15 years of experience in real estate development with a focus on project management.
  • Proven track record of delivering complex real estate projects on time and within budget.
  • Strong understanding of real estate development processes, including feasibility studies, design, construction, costing, financial management, and sales/marketing (traditional and digital).
  • Knowledge of local real estate regulations and permitting processes.
  • Experience in working with government agencies and regulatory bodies.
  • Ability to work under pressure and meet tight deadlines.
  • Familiarity with sustainable development practices and green building standards.
  • Excellent communication and interpersonal skills.
  • Experience with project management software and tools.
  • Strong analytical and problem-solving skills.
