  • At least 5 year(s) of working extensive experience in Property and Facilities Management Operations
  • Preferably Assistant Manager / Managers specializing in Engineering - Mechanical/Automotive or equivalent.
  • Full-Time position(s) available.

JOB DUTIES AND RESPONSIBILITIES:


• Responsible for guiding and supervising the Building Manager regarding all areas of operations to ensure that necessary requirements are acted upon expeditiously and effectively.


• Responsible for the strict implementation of Company's policies and procedures to ensure that Quality Management Systems are enforced and adhered to.


• Monitors strict implementation of the Emergency Preparedness Program, Energy Conservation Program, Preventive Maintenance, IFCA, and QMS in all managed properties.


• Reviews and assists in the preparation of correspondences, monthly reports, OPEX, and CAPEX budgets of projects under his cluster.


• Ensures that collections of Association Dues and other special assessments of projects are up to date and initiates remedies on delinquent accounts.


• Responsible for the proper takeover of new accounts, including but not limited to staffing requirements; setting up of the company's operational system; preparations of startup funds for the Corporation and other operational concerns.


• Reviews proposed upgrading projects and other technical requirements of managed properties in coordination with Engineering Services Division and Central Office Bidding Committee.


• Coordinates with property Owners and Developers and the Board of Directors of Association, attends Board of Directors and General Management Meetings, and provides information related to the best practices implemented in all managed properties. Acts as a consultant for property management operations to share with the Client best solutions and remedies to operational concerns and requirements of the project.


• Conducts monthly inspections and quarterly project evaluations to assess the performance of all staff deployed in the project, including other service contractors' performance.


• Appraises and evaluates all Building Managers as to their individual performance and contribution to the Company's Corporate Objectives.


• Meets with all managers as frequently as possible to discuss problems encountered and to address all issues and concerns affecting the property's operation.


• Performs other duties that may be assigned from time to time.
