Position Title: Property Management Assistant

Job Summary:

Provides technical assistance for a trouble-free bank premise not limited to technical and engineering problems. Handles the daily repair and maintenance of equipment and reviews the Contractors' progress billings for disbursement. Supervises and monitors the housekeeping of the building/branch.

Specific Duties & Responsibilities:

  • Conducts routine inspection of the vicinity/area for housekeeping and/or maintenance concerns.
  • Monitors, replies and resolves ITSP tickets and delegates the work to in house contractor or contractors.
  • Supervises the services being provided by the contractors/vendors.
  • Supervises and/or troubleshoots emergency problems related to electrical and/or engineering problems of bank premise.
  • Recommends improvements on bank premise or upgrading of equipment.
  • Handles the monitoring and supervision of all preventive maintenance works. Prepares schedule, work permits, gate pass, etc. of preventive maintenance.
  • Monitors and processes the routing for approval and renewal of VPRC, MSA and SLA of vendors.
  • Prepares requisitions and accountable for the required and issued materials and tools.
  • Prepares and submits reports on all maintenance activities.
  • Monitors facilities regarding power and water consumption of the Bank.
  • Supervises the installation of power and/or data lines for new equipment.
  • Conducts ocular inspection of renovation/construction projects and prepares punch-list reports for items with deficiencies for submission to Supervising Officer and assigned contractor.
  • Prepares and documents the requisition for construction, plumbing, and electrical supplies and other consumables (FFE, repairs & maintenance requests, etc.).
  • Coordinates with and follows-up vendor/suppliers for the immediate delivery of requisitioned materials for construction/renovation projects of the Bank.
  • Reviews quotations/billings received from service contractors, processes (encodes to PDIMS/SAP, routes to signatories, etc.) and endorses/recommends payment.
  • Review design development consisting of plans, elevations, and other drawings to outline specifications, to fix and to illustrate the size and character of the entire project in its essentials as to materials, type of structure, mechanical, electrical, sanitary systems, etc.

Qualifications:

  • Graduate of any Business- related courses, preferably Economics, Accounting or Finance
  • Proficient with MS Applications (Word, Excel, Powerpoint)
  • Organizational skills
