Vena Group Makati, National Capital Region, Philippines Land Acquisition Lawyer Vena Group Makati, National Capital Region, Philippines The primary role of the incumbent is to provide support in facilitating the land acquisition of identified lots in support of Project Development activities. Key Responsibilities Conduct due diligence and review of available land and/or ownership documents and ensure its completeness and/or sufficiency prior to contracting Identify risks/issues and propose possible strategies to address the identified risk/issues Assist on land-related matters for financing due diligence Assist in monitoring completeness of land documents and compliance with lender’s requirements in financial due diligence including, real estate mortgage, chattel mortgage and lease registration Prepare, review and draft the agreements/contracts prior to contracting for further review/approval by line manager Draft additional documents and/template documents necessary to support the land acquisition/contracting documents for further review/approval of line manager Draft letters, notices and correspondences to landowners/ contractors/ local government agencies and other counter-parties for further review and approval of line manager Assist the LA Managers and field staff/consultants on negotiations with landowners and other stakeholders for the acquisition and/or lease of their properties Assist LA Managers, field staff/consultants and strategize on the most efficient means to expedite closing and execution of land contracts Assist in the application of Land Use Conversion application with DAR including relevant processes before RD Provide timely and accurate legal advice and counsel relative to land matters Coordinate with LA Managers and field staff/consultants on lacking documentation necessary in the execution and curing of land contract/agreements Perform other tasks that may be assigned by the line manager Pre-requisites Law Degree Member of the IBP in good standing At least 5 years experience in supporting land acquisition activities Willing to work on-site Seniority level Associate Employment type Full-time Job function Business Development and Legal #J-18808-Ljbffr
